NORTH ALABAMA REAL ESTATE MARKET UPDATE
What’s happening nationally isn’t necessarily what’s happening in Huntsville, Cullman and The Shoals.
And understanding that difference matters.
The latest national numbers show:
• Median existing-home price: $434,100
• Median days on market: 29 days
• Existing-home sales down 1.7% from June
• Mortgage rates remained above 6%
Now compare that with North Alabama:
Huntsville/Madison County
Median price: approximately $345,000
Average time to offer acceptance: approximately 44 days
Inventory is up, giving buyers more choices.
The Shoals
Recent median prices range from approximately $235,000 in Florence to $292,500 in Muscle Shoals.
Florence recently averaged approximately 27 days on market, showing just how different individual markets can perform.
Cullman
Recent median price: approximately $251,000
Homes have been taking longer to sell, creating more opportunity and negotiating room for buyers.
THE BIG TREND?
North Alabama remains considerably more affordable than the national housing market—but buyers have more choices and are becoming more selective.
For BUYERS, that can mean more time, negotiating leverage and significantly more purchasing power compared with many areas of the country.
