Buying the house isnā€™t the last step

If you bought a home in South Carolina and itā€™s your primary residence, make sure youā€™ve applied for your 4% Legal Residence Tax with your county.
It does not automatically happen just because you live there and missing it can mean a much higher property tax bill, which can turn into a nasty surprise when your mortgage company does an escrow analysis.

But thereā€™s a BIG difference between things buyers will overlookā€¦ and things that will have them mentally subtracting $20,000 before they even make an offer. šŸ‘€

Before listing, Iā€™d focus on:

šŸ” Clean + decluttered - especially kitchens, bathrooms & closets
šŸ’” Lighting - replace dead bulbs and brighten dark rooms
šŸŽØ Paint - touch up the obvious stuff; you donā€™t necessarily need to repaint the entire house
šŸšŖ First impression - pressure wash, trim the yard, make the front porch welcoming. Curb appeal means a lot!
šŸ”§ Small repairs - loose handles, dripping faucets, broken blinds, missing outlet coversā€¦ all the little things buyers notice
šŸ“¦ Less stuff - youā€™re moving anyway. Start packing early and make the rooms feel bigger.
