You may see plenty of listings online and wonder why people are still talking about limited inventory.

The answer is that buyers do not choose from one giant pool of Northern Kentucky homes.

A buyer looking for a three-bedroom home under $300,000 in Boone County is not helped by ten available luxury listings. A buyer who needs first-floor living may have a very different selection than someone open to a two-story home.

Useful inventory is specific to:

Location
Price range
Property type
Condition
Features that matter to the buyer
The competing choices available at that moment

So the better question is not, “How many homes are for sale?”

It is, “How many realistic alternatives does this particular buyer have?”

Saturday from 8:30 a.m.–1 p.m. at the Kenton County Courthouse. Admission is free, and purchases are optional.

🎆 Erlanger Summer Sendoff
Saturday from 4–10 p.m. at Silverlake Park, with music, crafts, food and fireworks. The City does not list an admission charge or ticket requirement.

🎸 Merchants & Music Festival
Saturday from 5–11 p.m. at Tower Park in Fort Thomas. Admission is free, with Toad the Wet Sprocket headlining.

Apparently, Northern Kentucky has decided that summer cannot leave without one final round of music, food and fireworks.

Northern Kentucky’s river cities offer everything from historic homes and renovated rowhouses to condos and newer construction.

They also reward buyers who pay attention to the details.

When considering a home in Covington, Newport, Bellevue or Dayton, investigate:

The age and visible condition of major systems
Parking and everyday access
Hills, steps, drainage and retaining walls
Official flood-zone information and possible insurance requirements
The specific property, block and comparable sales

Historic character can be wonderful—but charm is not a substitute for due diligence. Sometimes it just has better woodwork. 😉

A professional inspection, title review and appropriate insurance guidance remain important.

🥨 Covington Oktoberfest
Friday through Sunday at Goebel Park. Admission is free, with food, drinks, vendors, music and activities throughout the weekend.

🎉 Walton Old Fashion Day
Saturday from 11 a.m.–10 p.m. in downtown Walton. The day begins with a parade and continues with entertainment, food, crafts and games. Admission is free.

🎺 Beechwood Festival of Bands
Saturday at Beechwood High School. Preliminary performances begin at 12:30 p.m., with finals starting at 6:45 p.m. Tickets are currently listed from $15.
