This is where specialized tools make all the difference.

While draining a bath upstairs, I used my thermal camera to scan the ceiling below—and a temperature anomaly immediately stood out near the return air grill.

That’s when I grabbed a moisture meter to confirm what the camera was suggesting… active moisture.

As I moved in closer, you can actually see water droplets forming on the grill. At that point, there’s no question—this is a leak making its way into the HVAC system.

Thermal imaging helps identify temperature differences, but it’s the combination of tools—and knowing how to use them—that tells the full story.

Issues like this are completely invisible to the naked eye, but they can lead to major problems if left unchecked.

This is why a detailed inspection goes beyond what you can see.
