Happy National Good Neighbor Day! 💜

This one feels a little personal to me because I really do love my neighborhood and the people in it.

There’s something special about getting to the point where your neighbors become part of everyday life. The kids know each other and play together. We wave from the driveway, keep an eye on each other’s homes, share recommendations, help when somebody needs something, and stop to catch up probably longer than we planned. 😂

That’s the kind of neighborhood I want my kids to grow up in.

I’ve always believed that loving where you live goes beyond the house itself. It’s knowing the people around you, having your favorite local places, showing up for your community, and feeling connected to where you call home.

Being involved in Lewisville has only made me appreciate that more. A strong community really is built through a lot of small, everyday things.

So today is a good excuse to celebrate the neighbors who make everyday life a little better. And maybe remind everyone to pick up after their dog while we’re at it. 😂

I talk to a lot of people who are somewhere between “I love my house” and “I’m not sure I want to keep doing all of this.”

And honestly, that’s a perfectly good place to start.

You don’t need to know where you’re moving. You don’t need to know how much space you need. You definitely don’t need a For Sale sign in the yard.

Start with the little things.

Am I still using this much house?
Would I rather have less to take care of?
What would I really miss if I left?
What would make everyday life easier or more fun?
Sometimes those answers tell you a whole lot.

Can you really buy a home in two weeks? 🏡

Yes. We’ve done it. But one of those closings came with a pretty big last-minute twist.

Our buyers were on a very tight timeline, and right in the middle of it, we found out their lender wasn’t going to be able to get them to closing.

Not exactly what you want to hear when you only have two weeks. 😅

Thankfully, I knew who to call.

A lender I trusted stepped in, everyone got to work, and we were able to close on time.

Could every home purchase happen this quickly? No. A lot of things have to line up.

But this is exactly why I always say the people you have around you matter. Things don’t always go according to Plan A. Having people who know what to do next can make all the difference.

And yes… sometimes two weeks really is enough. 😉🏡

What a week to be called to this community.🩵💛

Monday, our VRE PTA board gathered to plan a big October, already leaning into a season of service and connection for our kiddos.

Midweek, I sat in a room of 50+ realtors as Dr. Rapp reminded us that serving this district well means understanding it first and being and advocate. Getting to hear that as both a local broker and a PTA mom reminded me these callings aren’t separate. Serving families in real estate and serving them in the school hallway come from the same place.🏡📚

That afternoon, I sat with the Lewisville ISD Council of PTAs, dozens of parents giving their time so every campus in this district has an advocate. That’s what service looks like at scale: one PTA can do a lot, but a council of them can do more for every kid in LISD.💪🏼🩵

And today, we closed out Kindness Week the way you’d hope, in blue shirts and big grins. David’s shirt ran a little big, so he wore one that “made him feel kind” instead, because kindness is a form of service too, and it looks different on everybody.🤗

This is Heart and Hustle lived out off the clock. Grateful to serve a district, and a community, this good.🩵💛🐆

Thinking about selling soon? Here’s something you may not have thought about: your roof could affect your buyer’s loan. 🏡

We’re seeing some insurance companies get stricter with older roofs. If a buyer can’t get the home insured, it could create an issue with their financing.

That doesn’t mean you need to replace your roof before you sell. It just means it’s helpful to know what you’re working with before you list.

The more we know upfront, the better we can plan.

Most moves don’t really start with a house. They start with something changing in life.

I’ve always thought that’s what makes real estate so personal.

Maybe two people are getting married and suddenly figuring out where they’ll live together.

Maybe a baby is coming and the house that once felt like plenty of space suddenly feels very different.

Maybe the kids have grown up and moved out, and you’re looking around at rooms you don’t use the way you once did.

And sometimes the change is much harder. A divorce means one household may need to become two. Losing someone you love can leave a family trying to figure out what happens to a home along with everything else.

In real estate, you’ll sometimes hear these life changes called the 5 D’s: Diamonds, Diplomas, Diapers, Divorce and Death.

It’s a catchy name for something that is actually very human.

And I think there’s an important piece that gets missed: just because life changes doesn’t mean you automatically need to move.

Sometimes staying makes sense. Sometimes the home needs to work differently. And sometimes moving really would make the next chapter easier.

That’s why I’d rather start with “What do you need from home now?” than “Are you ready to sell?”

Once we know that, we can look at the house, the numbers, the timing and your options and figure out what actually makes sense.

These two are officially homeowners! 🏡💜

After helping them sell their home, we turned around and started figuring out what was next.

And we looked at A LOT of houses. 😄

There were homes that checked most of the boxes but not quite enough. A few that made us stop and rethink what really mattered. And definitely some moments when it would have been easy to say, “Maybe we can just make this one work.”

But that’s part of the work too.

We kept talking through what they liked, what they didn’t, what they could compromise on, and which things really mattered for the way they wanted to live in their next home. The more we looked, the clearer that picture became.

Then we found this one.

Of course, we weren’t the only ones who liked it. There were multiple offers, so getting the house meant being thoughtful about how we approached it. We put together a strong offer that gave them a competitive position while still keeping their best interests at the center of the decision.

And it worked. Their offer was accepted!

Even better, we got the news on one of their birthdays. After all that searching, I’d say getting the house you’ve been waiting for is a pretty good birthday present. 🎉🏡

And now we’ve officially made it all the way to the closing table.

This is the part I love thinking about. All of those conversations about what they wanted are now real life: pool days, evenings on the patio, having their people over, and plenty of sunny spots for Chester the cat to claim as his own. 🐈☀️

Getting to help these two through selling one home and finding the next has been such a fun experience. There was a lot of work in between, but seeing them end up in a home they’re genuinely excited about made every bit of it worth it.
