Days 1–3: Offer Accepted & Title Ordered

The contract is signed, earnest money is deposited, and the title company begins researching the property's history.

Days 3–14: Title Search & Due Diligence

The title search is completed while inspections, the appraisal, and any title requirements are addressed.

Days 15–30: Loan Processing

The lender reviews financial documents, verifies information, and works toward final loan approval.

Days 30–45: Preparing for Closing

Closing documents are finalized, funds are coordinated, and the closing appointment is scheduled.

Closing Day

Documents are signed, funds are received, the transaction is recorded, and the buyer officially becomes the new homeowner.

Every transaction is unique, but understanding the process can make the journey to closing feel a little less overwhelming.

July is **National Ice Cream Month**, so here's a fun way to celebrate with the kids—no ice cream maker required! 🍦

If you're looking for an easy summer activity, try making homemade ice cream with ingredients you probably already have.

**You'll need:**

• 1 cup half-and-half (or whole milk)

• 2 tablespoons sugar

• ½ teaspoon vanilla

• Ice

• ½ cup salt

• 1 small zip-top bag

• 1 large zip-top bag

Pour the half-and-half, sugar, and vanilla into the small bag and seal it tightly. Fill the large bag halfway with ice, add the salt, then place the small bag inside and seal.

Now shake for 5–10 minutes! (Take turns—it's a workout! 😉)

Once it thickens, rinse the outside of the small bag, grab a spoon, and enjoy. Top it with sprinkles, crushed cookies, fresh fruit, or chocolate chips to make it your own.
