Coppell’s real estate market is acting a little like a Texas August: hot in spots, slower in others, and still making everyone check the numbers twice.

Inventory has warmed up, giving buyers more homes to choose from, but buyer activity has not melted away. Homes under contract and closed sales both increased from last month, showing that motivated buyers are still stepping out—even if they may be sprinting from the car to the front door to avoid becoming part of the landscaping.

The strongest heat is in the $400K–$800K range, where sales picked up and several price points are moving quickly. The $1M–$2M market also turned up the thermostat, with sales doubling and inventory tightening. Meanwhile, the $800K–$900K range has cooled off a bit, giving buyers more breathing room—and possibly enough time to tour a second home before their water bottle gets warm.

Overall, sellers are still receiving very close to list price, so well-priced, well-presented homes continue to attract attention. In short: the market is not scorching everywhere, but it is definitely not frozen—especially not in Texas.

Kyle’s Place provides a safe, stable home and support for teens and young adults experiencing homelessness or difficult life circumstances, helping them build the skills and confidence they need to move toward independence. This is a wonderful organization making a real difference right here in our community, and I’m so proud that our car show helps support their mission. It's the only place in Denton County that helps teens!
