Comparison can be sneaky in business.

You see someone with more listings, more clients, more activity, or more visibility and it’s easy to start wondering if you should be doing more too.

But what we see online is usually the result, not the process.

We don’t see the long hours behind the scenes, the decisions that didn’t work out, the quiet seasons, or everything that had to happen before that polished post appeared.

Real estate businesses can look very different from one another, and that’s okay. Some professionals build around volume. Others prioritize relationships, selectivity, flexibility, or a particular way of serving their clients.

There isn’t one formula that every business has to follow.

For me, the better questions are much simpler:

Am I taking care of the people I serve?

Am I making decisions that align with my goals?

Am I building a business that is sustainable for the long term?

Those questions are a lot more useful than constantly checking someone else’s scoreboard.

Social media can make everyone else’s business look like it’s moving at full speed all the time. It’s worth remembering that we’re usually seeing a small piece of a much bigger picture.

Paragraph 1D is one of the financing sections I like to pay close attention to when working with a VA loan.

The loan amount, amortization period, maximum interest rate, and initial rate period all need to be entered based on the lender’s information.

It’s a small section of the contract, but getting those details right is important.

One of those contract phrases that can cause some confusion: “as is.”

It’s easy to assume that means the seller won’t have to deal with any repair requests. That’s not necessarily how it works.

What happens after the inspection can still open up a conversation between the buyer and seller, and the termination period is another important piece to understand.

Not every important real estate lesson comes from a successful transaction.

One of mine came from a renovation project that ultimately made me exactly $0.

I had completed a flip just as Covid was beginning to create a lot of uncertainty in the market. I was worried about what might happen next, so I made the decision to sell as quickly as possible.

There was no profit, but there was also no loss on paper.

The real cost was the time, energy, focus and opportunity I had invested into the project.

That experience helped me recognize that speculative projects were not where I wanted to focus my energy. I realized my strengths were much more aligned with helping people navigate important real estate decisions rather than trying to predict what the market would do.

It also changed how I approach risk.

Good real estate conversations should include the uncomfortable questions too. What are the risks? What happens if the timeline changes? Does the decision still make sense if the market doesn’t behave exactly as expected?

There isn’t one right answer for every situation. The goal is to understand the options and make a decision based on the circumstances, goals and comfort level involved.

Working with a client from across the country definitely takes a little more communication.

The process still has to be done correctly, whether we meet in person or not. I spend time on the phone, answer questions, set up their MLS search, and make sure they understand what happens next.

It’s really about building that trust when you can’t just sit down across the table from each other.
