New York Residential Closed Median Sale Price Increases by 3.40% Between May and June, and Year-Over-Year Price Holds Steady

For June 2023, OneKey MLS reported a regional closed median sale price of $612,000, a 3.40% increase as compared to the $592,000 reported in May 2023.

In a year-over-year comparison, the closed median sale price held steady, decreasing less than 1.00% from the $615,000 reported in June 2022. Between May 2023 and June 2023, closed regional sales transactions, including residential, condo, and co-op sales, increased to 4,747 from 4,063, representing a month-over-month increase of 16.80%. Across the region, pending sales transactions decreased slightly by 1.30% in a month-over-month comparison, reported 5,355 in June 2023 as compared to the 5,424 reported in May 2023.

Six of nine counties reported an increased closed median sale price in a month-over-month comparison, while three counties reported a decreased median sale price. Westchester (+14.10%), Orange (+9.50%), Sullivan (+6.30%), Nassau (+4.50%), Suffolk (+3.60%), and Rockland (+0.40%) Counties reported month-over-month increased in closed median sale price. Queens (-15.0%), Putnam (-3.90%) and Bronx (-7.20%) Counties reported month-over-month decreases in closed median sale price.

Pointing to the slowing rate of inflation, Richard Haggerty, CEO of OneKey MLS, said, "This may be an early sign that we will begin to see mortgage rates decrease in the next several months. Lower interest rates could be a catalyst that boosts market activity, prompting more sellers to list their homes, especially as price increases have softened."

Sundays are for hanging with family and being pampered, in my case I got flowers :)

Also, weekends are for us realtors to show homes, I showed 3 homes on Sunday and here is what happened:

1. First showings for an open house, will garner a lot of attention, especially if priced correctly. First showing, means when the property comes on the market, there are no showings until the very first open house.

2. Second home was on the market for about 3 weeks already, over priced and the open house was quiet

3. Same for the 3rd home, another over priced home so the open house was quiet.

Buyers buy value, so even in a sellers market, where there are limited homes to select from, they are not willing to purchase a home if it is over priced. 

April, May, and June of 2022 were three of the best months for home prices in the history of the American housing market. Those same months this year might not measure up.(See slide)

Sellers in today’s market, how you price your house will not only make a big difference to your bottom line, but to how quickly your house will sell.

Why Pricing Your House Right Matters

Your asking price sends a message to potential buyers, especially today.
If it’s priced too low, you may leave money on the table or discourage buyers who may see a lower-than-expected price tag and wonder if that means something is wrong with the home.
If it’s priced too high, you run the risk of deterring buyers. When that happens, you may have to lower the price to drive interest when your house sits on the market for a while. But be aware that a price drop can be seen as a red flag by some buyers who will wonder what it means about the home.
To avoid either headache, price it right from the start. 
As a real estate professional I know how to determine the ideal asking price. I will balance the value of homes in your neighborhood, current market trends, buyer demand, the condition of your house, and more to find the right price. Thinking about selling your house? If you’ve been waiting for the right time, it could be now while the supply of homes for sale is so low. HousingWire shares:

“. . . the big question is whether we are finally starting to see the seasonal spring increase in inventory. The answer is no, because active listings fell to a new low last week for 2023 . . .”

The National Association of Realtors (NAR) confirms today’s housing inventory is low by looking at the months’ supply of homes on the market. In a balanced market, about a six-month supply is needed. And today, the number is much lower:

“Total housing inventory registered at the end of February was 980,000 units, identical to January and up 15.3% from one year ago (850,000). Unsold inventory sits at a 2.6-month supply at the current sales pace, down 10.3% from January but up from 1.7 months in February 2022.”

The less inventory there is on the market when you sell, the less competition you’re likely to face from other sellers. That means your house will get more attention from the buyers looking for a home this spring.

If you get more than one offer on your house, it becomes a bidding war between buyers – and that means you have greater leverage to sell on your terms. But if you want to maximize the opportunity for a bidding war to spark, be sure to lean on your expert real estate advisor. While we’re still in a strong sellers’ market, it isn’t the frenzy we saw a couple of years ago, and today’s buyers are focused on the houses with the greatest appeal.
