HOW TO SELL A HOME THAT DIDN'T SELL--WITHOUT DROPPING THE PRICE

It is entirely possible to sell your home without dropping the price.

I'm going to let you in on a little secret. The standard approach is all wrong. It's based on the faulty premise that if you tell enough people about your house, someone will buy it.

Your home isn't selling? Tell more people about it. While having more people look at a home does increase the odds of it selling, this doesn't actually sell the home.

The bottom line is that not everyone wants to buy your home. Yes, they'd love to buy it for a bargain basement price. Even if they hated it, they'd still buy it for half price, only to turn around and sell it for a quick profit.

The key to getting top dollar is finding that buyer who wants your home badly enough to pay full price.

Sometimes, if you're lucky, you'll find a buyer who's willing to pay more than full price. It does happen.

Most people focus on telling everyone about a home for sale but forget about the most important thing. Finding that one special buyer. So how do you find the perfect buyer?

SELLERS: Interested in getting your home sold quickly with the least amount of disruption to your daily lives?

All sellers want to get their home sold with the least amount of disruption to their daily routine. I absolutely understand. And they ask me all the time how to do this. Here is how I help my clients:

I use 3D virtual tours. Buyers will spend 75% more time looking at a listing online that have virtual tours which allow a buyer the ability to "walk through" a home and take their time inspecting each room.

I use floor plans. I create a floor plan for each listing with measurements for the living room, family room, dining room, and all bedrooms. This is a huge benefit for buyers! There's no wondering if their furniture will fit.

I have created marketing pieces for each area my listings are located so that out of town buyers get a better feel for the area the home is located. Remember, not all buyers are local.

And last but not least--I, or another agent, will conduct multiple open house showings on weekends to help increase large amounts of foot traffic during the weekends, thus minimizing week day showings.

5 Tips to Help Sellers Prepare their Home for Sale

If you've lived in your home for several years, consider painting the interior/exterior and give serious consideration to replacing the carpeting, or at bare minimum getting the carpets professionally cleaned.

Have a termite inspection to prove to buyers that the property is not infested.

Get a pre-sale home inspection so you’ll be able to make repairs before buyers become concerned and cancel a contract.

Gather together warranties and guarantees on the furnace, appliances, and other items that will remain with the house.

Fill out a disclosure form provided by your sales associate. Take the time to be sure that you don’t forget problems, however minor, that might create liability for you after the sale.
