The Federal Reserve cut its key overnight borrowing rate by a quarter percentage point, lowering the target range for the federal funds rate to 3.50% to 3.75%.

Potential homebuyers should understand that mortgage rates do not necessarily have a direct response to a Fed rate decision. Lenders have expected the rate cut for some weeks, and the market has already responded accordingly. As such, the drop in the fed funds rate itself did not cause mortgage rates to decline after today’s announcement.

However, the narratives provided for the rate-cut decision indicate that the Fed sees inflation and long-term risk cooling, both of which could result in more downward pressure on bond yields in the coming months. Consequently, this could lead to further declines in mortgage rates in 2026.
