Competition? Here's a look at pendings with multiple offers over the past two weeks in Sacramento. About 52% had multiple offers (pretty normal & way lower than 2021). The lower half is the most competitive, but any price can attract multiple offers if priced correctly. A good way to get ZERO offers today is to overprice. Buyers are patient and picky about condition, location, and price. Buyers are not desperate.

STAT: 40.7% of all pendings in the Sacramento region since January are under $500K. And 49.7% of these pendings had multiple offers compared to 37.9% of pendings above $500K with multiple offers. In short, it's hotter at lower prices (not a shocker).

NOTE: It's not 2021 though.
