Had the pleasure of serving the most well mannered and respectful young man in the purchase of his 1st home!

Just shy of one (1) acre of land with a 4bd/2ba home and an 1800 sqft workshop with racks, car lifts, nice green trees, clear pest, roof, chimney and home inspection, the works!

Funny story, we looked at the house and he was eager about the house but wanted to find something a little more economical (yes he was pre-approved), so as we are touring other properties the Seller’s agent calls me and says we just received an offer on the house, is your client interested in putting in an offer?

We dash back to the house to look at it again and he finally decides to put the offer in (we had been outbidded on 3 other homes, so he wasn’t that thrilled) 👀

Turns out the Seller took a liking to my client and was just floored with his gentle spirit, mannerisms and conversations that he decided to accept his offer over the other.

We offered $20k+ over asking and just before removing all contingencies we received Seller concessions for the same $20k+ 😳😳😳

We do a 21 day escrow and I’m happy to say we just closed on his home!

God’s favor can open ALL doors! Even the doors to your new home!

His excitement of buying a home just shy of an acre in the Bay Area was a dream come true!

While the median home prices for all housing types slightly increased, inventory on the market still remains low.

Buyers: what does this mean?
Ans: Great question! This means it’s still a seller’s market, because there isn’t an influx of properties to choose from.

It also means that competition amongst other buyers is at a high peak as well.

In a Sellers market negotiations for buyers can be less than favorable if your agent isn’t knowledgeable in the art of negotiating! :-)

And even though interest rates are still high, this is a great time to buy ESPECIALLY with the California Dream For All Shared Appreciation Loan Program opening for registration on Wednesday, April 3rd.
