A Legacy has passed from one investor to the next!

After 45 years of landlording, it was time for my parents to officially retire. They cared for both their property and tenants in a way that’s hard to find these days. Over the years they maintained their property and made big updates that mattered. They were personable with their tenants (actually caring about them as people), and they diligently worked hard here, always.

It’s safe to say, I learned my work ethic, strong sense of responsibility, and accountability from them.

As a kid, shoveling on my snow days, or helping paint or shampoo carpets at a rental changeover, or going to showings wasn’t exactly “fun”. But, it built character, grit, and success.

We had strong interest, good activity, and multiple offers, going under contract in a week and selling just over asking price.

The sale of this became even more special when one of my long-time investors showed interest in the property.

We ran into a hiccup along the way, but consistent communication and problem-solving day after day got us through.

The property found another local, involved landlord who cares, making this an easier transition and good-bye in a 45 year legacy changeover.

For any of you who have gotten a custom doormat from me as a closing gift, it’s time to stop and give this photo a like 😊

Today, my kind, creative, custom doormat creator got to make her home ownership dreams come true 💫

We were up against a challenge with a short timeline & specific loan type, but I was determined to see this through. She puts her heart into what she does, and it was time for her to see that I do the same for my clients 💞

We showed up with intentional motivation and locked one down in a multiple offer situation very quickly.

We faced each hurdle in the transaction with options and a plan, solving one thing at a time.

They are no longer renters, but homeowners! They have space for their whole family, a fenced in yard for their beloved pup, a big garage, and a craft room so more doormats can be made 😉

It was so special to get to know them on a deeper level. What a beautiful couple and family full of teamwork, hardwork, kindness, humility, and love.

I’m so thankful I got to be part of their story🥰

🏡The STRONG Seller’s market continues per April’s Data for single family homes in the City of Fond du Lac 🏡

- 85% of homes sold at or above list price
- 79% of homes accepted an offer in around 1 month or less
- Of the current homes for sale, 69% of them have accepted offers, leaving only 31% available.
- Price reductions were done by about 21% of listings that sold.
- When going over list price, the majority were $1k to $10k over.
- Amount of homes for sale has stayed comparable to past years (no big uptick in inventory here locally)
- Rates are around 6.2- 6.6% (Check with your lender for your specific situation)

Sellers: It’s a great time to list! If you want to do well, Prep your home for sale and price it right and you should go!

Buyers: Be prepared for multiple offers and to get competitive! Consider a “stale” listing if you aren’t having any luck.

This is specific to the CITY of Fond du Lac.

🏡March’s Data for single family homes in the City of Fond du Lac indicated a Seller’s Market.

- 62% of homes sold at or above list price (Mainly in the $100s to $300s)
- 69% of homes accepted an offer in around 1 month or less (Those $400s+ took longer)
- Of the current homes for sale, 74% of them have accepted offers, leaving only 26% available.
- Price reductions were done by about 40% of listings that sold.
- When going over list price, $2k to $15k over was the norm with a few in the 20’s
- Amount of homes for sale has stayed comparable to past years (no big uptick in inventory here locally)
- Rates are around 6 - 6.5%

Sellers: It’s a great time to list, especially under $400k. If you want to do well, Prep your home for sale and don’t overprice!

Buyers: Be prepared for multiple offers and to get competitive. Expect to go over asking if you are under $400k. If you are above $400k you are more likely to see less competition and have more wiggle room/negotiating power.

This is specific to the CITY of Fond du Lac. Country properties over $400k are still doing really well!

Here’s to a young man who’s worked hard in the trades since graduating high school, saved up, and is now a homeowner 🏡

Finding me from online reviews, we met for a First Time Buyer Meeting over Smoothies at !

Our journey started with a confirmed showing for a new construction - only to arrive and see it was just the framing!

Luckily, there was another home that was further along that we were able to tour in the neighborhood! And that one ended up being the one!

As a buyer’s agent I asked Soooo many questions and gathered as much info as possible for my buyer - working hard to find more answers on my own since the listing agent wasn’t from the area or familiar with much at all.

Fast forward a little while later when the home was further along and I came back to take videos of the home to help the buyer get a better gauge on what it would look like! Shortly after, we ended up in a multiple offer situation and my buyer took a break at work to write the offer!

It was a whirlwind, but we got it together!

From there, we worked through an earnest money adventure which involved about 15 phone calls to get it to the right spot, reviewed title, got insurance set and the loan rolling, and checked on progress every few weeks.

At the “blue tape” builder walkthrough it was about as muddy as can be, but I still walked around the house to confirm it was good to go in my boots🥾. I learned that carrying a spare pair of shoes in a situation like this might just be a good idea, because I actually stopped for a couple closing gifts in my socks 🤣 Black pants, black socks - just hoping no one noticed haha. But if they would - I mean I had a legit reason 😄

The deal kept us on our toes til the end, finalizing the appraisal and concrete work.
Communication was key!

I’m so proud of this responsible, hard working, and kind young couple! Low 20s, no more renting, and building equity on a new construction! 🏡 They have such a bright future ahead 😊 Congratulations, you two 🥰
