These sellers had a goal to buy and sell over the summer before the school year started up again.

We saw the new home at the beginning of June, locking it down by Mid-June… then listed their current home in Mid-July, closing on the home they were buying end of July, and closed on their home to sell in the latter part of August, giving them time to paint and put in new carpet at the new house and have time to move from the old to the new!

My sellers worked hard to maintain their property in their ownership and complete all my suggestions given - allowing their property to show in its best possible light. Which was especially crucial when having a timeline goal!

With about 14 showings in just under a week , we had multiple offers and sold over asking price! So it paid off! I’m so proud of them and their hard work they put in for the presentation of their home. Getting a storage unit came in handy, and can often be a helpful strategy for sellers to create more space and a better vision for a potential buyer. My sellers understood the assignment ☑️

This was my sellers’ first home as a family and now another first time buyer gets to start their homeownership journey here! First homes are special, great equity builders/stepping stones, and where many core memories are made!

I enjoyed spending my summer getting to know my sellers and help them reach their goals 😊 Congrats to all!

One of my favorite parts about selling and marketing a home, is showcasing not only the house, but the lifestyle.

Things like the next door neighbor having a large garden and letting the sellers and their kids pick raspberries or take annual photos by the flowers as the kids grew taller each year. I mean, the neighbors sent my sellers off with a neighborhood ice cream social 🥹 Truly such a warm and welcoming environment!

The driveway often had chalk drawings and toys when I would stop by, and many family walks and bike rides were had through this neighborhood.

This home hosted Thanksgivings with the ability to set up a long, long table for how open concept it was.

The sellers enjoyed nearby nature trails spotting wildlife with their kids, using the dog park, and having the ability to put in a coffee order at Blue Door Coffee Co. and it to be ready by the time they pulled up.

This was such a great first home and environment to start their family in.

My sellers first contemplated selling in 2024 and we stayed in close contact as they continued to improve their property and figure out the right timing for them. They worked so hard to get it photo and show ready, and it definitely paid off!

With a multiple offer situation we sold $17k over asking price and welcomed a new family into the home!

They were sad to go, but ready for life’s next chapter!

We saw this home as soon as it hit the market. Before going on the showing I had pulled some comparable sales and knew it was pushing the top of where it should be - so it needed to be pristine. Pictures looked great, and we were hopeful.

Unfortunately, pictures, as sometimes can be the case, didn’t account for true condition. Pets had lived in this house HARD. Being so early in its days on the market, we let it be and I told them give it a couple weeks and we’ll watch it - because there was still a lot they liked about the home, but in good faith as a buyer’s agent I couldn’t let them pay that price and you just don’t come in $20k under asking on day 1.

Fast forward 1.5 weeks and we were notified the seller was motivated. I told them that now was the time if they were still interested!! So we went back for another look.

And then we locked it in almost $35k under asking price!!

On top of this we also creatively negotiated through a big roof repair, and came out with plenty of equity already.

Painting, carpeting, trim work, and maintenance items are all getting done to make this house a home - but even then they are still coming out ahead!

There’s an absolutely fantastic yard, in a great location, with finished basement space, a big garage, enough bedrooms/office space, a master suite, vaulted ceilings in the main living area (this had been the son’s request!), and more!

With being willing to do some work, they scored a great home that was well within budget and an upgrade from their very first home!😀

Baby BOY coming in November!

August 3, 2013 - I’d known Ben for just over a month. I made a journal entry that said:

“It’s a short time I know, and I’m 18, I know. But when it’s the right person, you just know…I’m gonna sound a little on the edge here but I’ve never had this thought before with anyone else but I can look at him and think, we would raise a great family together, not even kidding one bit. A husband, and a Dad, he’d honestly be wonderful at both. Is it weird to think these things?”

It’s been 13 years, Ben is still my favorite person, and it’s time to make that wonderful Dad and raising a great family part together come true 🥰 How lucky am I to get a mini-me of my favorite person!
