Lake County buyers have more choices, but the good Gurnee homes still aren’t waiting. 👀

New listings across Lake County rose 14% in July, yet 46% of homes still went under contract within two weeks.

And in Gurnee, active inventory was down nearly 24% from last year.

You can take time deciding if the house is right. Just do the financial thinking before it hits.

13862 W Adams is officially CLOSED, and I think Dawn, Rene, and I can finally exhale! 😂🔑

The first deal fell apart. Then the second deal nearly did too when the buyer switched lenders just five days before closing. 😵‍💫

Meanwhile, Dawn and Rene were living out of boxes with two place settings, a few pots and pans, and a mattress on the floor. Apparently, that is all you need to survive a real estate transaction. 😂 They even lost the home they planned to buy in Kentucky while we waited.

There was plenty of talking my sellers off the ledge, keeping everyone calm, and working every part of the deal to protect them. We also renegotiated the buyer’s closing-cost credit to help cover my sellers’ added expenses and a little well-earned pain and suffering.

Guaranteed Rate stepped in, got the financing done, and we finally heard the word we had been waiting for: CLOSED!

Dawn and Rene, thank you for trusting me through every frustrating moment. You handled a tough situation with patience, humor, and more grace than most people could have. I’m grateful you allowed me to stand beside you, fight for you, and get this done. It meant more to me than you know. 💗
