Fun closing day today with my helper, .

A couple of years ago a friend of mine referred me to Ben and Amanda (thank you TB), who were looking to buy a home. We found a great place for them just minutes from Ben’s office, and plenty of room for their dog to run and play. 🙌🏽

⏩Fast forward to this summer, when they spent some time at a friend’s cabin with an amazing view and decided they needed something similar. They wanted a place to truly unwind.

When they called me, we talked through the strategy of what it would be like to purchase a home contingent upon selling their existing home:

💲from the lender side of things
🔎to the home search
📦to decluttering (which was truly minimal because their house was in great shape, already) 
🪞staging and
📸photos
📄to the contracts (selling and buying)
🔜 to the process
🔚and closing

💨Once we got the ball rolling, it took no time at all to find their new home. The rest has been a whirlwind for them, and not without a few hiccups. (Ask me about the new septic law effective 7/1/25. 🚽)

In the end, it all worked out just fine. The best part? When they slow down for a minute tonight, they’ll enjoy this breathtaking view! 🍾🥂

And while it might be a little chilly for the pool this week, they have that to look forward to as well! 🏊

Part of why I have enjoyed working with them so much is because I believe they value respect and kindness. The way they approached every situation with the buyers on their end and the seller on the other end, was beyond exemplary. More than once I heard Ben say, “we want to treat them how we’d like to be treated.”

Such. A. Gift.

Working with the Davises has been such a treat! I loved getting to know a little about their stories, personalities and even their favorite movies.

We looked at a few amazing and interesting homes in Southside Virginia before finding this waterfront gem in . Their biggest challenge may be keeping Dolly, their sweet and active Labrador Retriever, out of the water!
