Home affordability went backwards. With today's income, interest, and prices, we've been set back to 1990 levels — 26% of the average household budget now goes to the mortgage.

Rent is up 11% year over year. Appreciation is up 1.6% YoY. Inventory is high, bringing Greater Lynchburg to a near-balanced market with 3.5 months of supply. This week's hottest luxury listing shows what is still drawing attention.

Forty open houses are already on the Lynchburg weekend list, and it is still growing today. Last week that list reached 112 by Friday's publication!

Tomorrow, hundreds of buyers and investors around here get the full free copy. It is filtered by county, price, and garage, so you can pick the ones worth seeing and, just as useful, cross off the ones that are not.

Open houses are a good way to get your feet wet before you are actively seeing homes with an agent, and a fun way to collect ideas for your own place.

Home sales are still slowing as the weather cools and rates rise.

Amherst County is in the red on every measure in this 28-day window. Sales are down 11%. Homes are taking 6% longer to sell. Sold-to-list is down 4.2%. Average sold price is down 6%.

The same snapshot covers Lynchburg City and Bedford, Campbell, and Appomattox Counties. One county can slip while the others only cool.
