Heather Watson is a REALTOR® who combines her tenacity and love for the industry, with her passion for education and helping others. Prior to Real Estate, Heather graduated from Lynchburg College with a Bachelor’s Degree in Elementary Education, and continued on to earn her Master’s Degree in Special Education from Liberty University. She previously worked 10 years with Lynchburg City Public Schoo

ls as a Special Education teacher and Kindergarten teacher. During that time, she also grew her family with her husband. They have 4 children, 3 boys and a girl, 13, 10, 7, and 4 years old. You’ll sometimes see them with her putting out signs, ‘working’ in the office, or in her social media posts enjoying activities around town that she shares with you! In 2022, 2023, and 2024 Heather was awarded the Top Producer of the Year award, the highest honor at her previous brokerage, as well as a Diamond Award for her sales volume, and awards for Real Estate Excellence. Her biggest accomplishment however, is in the service she has provided hundreds of people in our community. In case you’re new here… before Real Estate, I was a teacher🥹❤️
This photo was taken on the last day of school, years ago. My students holding their little end-of-the-year letters I would write for each one of them (I cried every time I wrote them and every time I read them to my students). Teaching/Teachers will always hold a special place in my heart and I am so thankful for those 10 years.
🍎📚The impact teachers make often can’t be measured in grades or test scores, even though that’s how it seems most days….It’s found in the hugs, the trust, the encouragement, and the countless little moments that children carry with them long after they leave the classroom.
To every teacher finishing another school year, thank you for loving our kids so well and pouring so much into what you do. I hope that you have a summer filled with rest, family memories, vacations, and VERY well deserved time to recharge. ☀️

📖 Storytime⭐️ I have had the opportunity to help many Veterans in my career; from getting them connected with the best lender partner for their VA loan benefits, to navigating them through the process of buying, selling, or buying and selling at the same time🙃. This particular Vet has allowed me to share her photos and story as she just closed on her first home, and I am so proud of her! 🏡🔑

Not only did she close on her home for her and her 2 boys, but she also graduated from her Master’s Program🎓 just a few days prior 😱. 2️⃣0️⃣2️⃣6️⃣ is her year 🥰

When she originally reached out, she wasn’t sure if she even wanted to buy a home, where to start, when to start, or how to navigate the process as she was currently in a lease agreement with her landlord.

A large part of my job is helping clients come up with a clear roadmap🗺️ (without pressure) so they can make the best decision for them with my guidance; and that’s exactly what I did🧘🏻‍♀️..in summary, after completing that roadmap, we found Chelsea a home she loved before she was even expecting it!

The 1st problem… it had just hit the market, was in a very desirable school district, and she was not the only buyer to submit an offer.

It’s okay 🥳I was still able to negotiate for her and win the bidding war without putting her at the top of her budget 🎉

The 2nd problem.. we found out the roof was older than we were hoping for. It’s okay 🥳I was able to negotiate a seller credit for this after we knew exactly how much that repair, as well as others, was going to cost her.

💡We even got her on the electrician’s schedule so that a couple of days after closing, he was coming in ready to fix those issues!

Things from there felt both quick and slow 😜..but she made it to closing 🎉 and I am so excited for her and her boys on the purchase of their new home! Help me congratulate her?🎉🥰🏡🔑

I LOVE this story.🥹Please read it.
These sweet clients, Jocelyn and Jordan, reached out to me at the end of last year. They had a home to sell in another area and were wanting to purchase a home in the Forest area to be closer to family. They hadn't started the process and weren't really sure how. They had never bought and sold a house at the same time...and that can feel like a scary and overwhelming process. After a phone call, we made a clear plan and path that worked best for their situation. Soon after, they were pre-approved, their home in another area was on the market, and I was sending them listings to preview remotely, or by traveling on the weekends to the Forest area. We thought we may have found "the one" a time or two, but in the end they were not the right fit. There was this one particular home that I had sent them, that didn't really excite them. They decided not to look at it (I felt like it was perfect based on everything they had shared with me about their needs). Coincidentally, soon after, I ended up showing that home to another buyer that determined they were not interested. While there, I recorded a video of the home to send to Jocelyn and Jordan. After seeing it in person, I felt even more confident they would love it🥰. After watching the videos I sent them, they agreed they wanted to preview the home. Their sweet babies fell in love with a large upstairs bonus room as soon as we got there..I knew that would be a hit! They did like it..but there was some reservation because of some of the repairs that were needed as well as the listing price being higher than they thought made sense. I ran comps after the showing, and together we talked through them and determined, we would be totally fair to offer closer to what they felt comfortable with. Additionally, I suggestd they send a cotractor over to look at some of the reapirs they were concerned about so we had a more concrete number and expectation(what they were thinking could have been too high or too low). We negotiated based on their comfort level after getting all of the information and determining the money needed to do the repairs to the home. They were 🎉under contract 🎉 Their precious daughter had expressed that she liked another home we looked at earlier on, but mostly because “Miss Heather read her a book there.” 🥹 I knew in that moment exactly what I was going to add to the closing gift…and that was a couple of books about the process of purchasing a home and moving into a new home for kids! The cutest books. *this is where the teacher in me and real estate coinside.
I was going to read it to her at final walk-through to create that memory in her new home, however, she was napping that day🥹. Instead, she read it with her parents before bedtime the night of closing, and this is a text message an adorable photo that I received.❤️❤️

This is so much more than closings🥹 because behind every single one, is a family, a story, a change, a dream, or a new chapter. That’s the part that matters most to me. As I share often, I am so grateful to continue serving families in our community and thankful for every person who has trusted me, referred me, or cheered me on along the way. ❤️🏡

Often it’s a giant pile and the buyer has to go on a scavenger hunt to figure out which key goes where or they are labeled…sometimes there are no keys at all 🤣

This has absolutely nothing to do with real estate other than I typed an offer before this🤣But everyone loves animals right?
