It's been on the market for a bit. And I feel for my sellers. They didn't just pick up and move on a whim. Life circumstances came calling...as happens for many of us...and the best thing to do for them is to sell. Could they rent it? Sure. But they want to sell it.

Maybe you're looking for a home in Forest where you could build some instant equity. Maybe you know a family member or friend who is looking. Maybe you missed this one before when it was priced a bit higher. But take a look now. We moved it to $540,000. If you're not looking, but know someone who is, tell them about it.

I told you I'd be honest. I think this is a great home that needs just a bit of TLC. Not "emergency room" level TLC. More like "walk in care" TLC. 😉

Here is more "REALTOR lingo". The bones of this place are great! A solid, brick home in the Ivy Hill community. Close to shopping, restaurants, and of course a pool and golf. ⛳️ But what about that "walk in care" stuff?

New flooring. (Carpets could be replaced. Or maybe you go with LVP throughout.) New light fixtures. Some upgrades in the bathrooms or kitchen. But the location? You don't have to worry about the great location. You're in Forest with low Bedford County taxes, feeling private, but close to so much.

I'm being as honest as I can be. This home is not the right fit for everyone. But I do think it's a great price for the size, condition, location, and all that it offers. And I know it's the right fit for someone. Sometimes in real estate it just takes time to find that "someone". Maybe it's you? Or maybe you know them?
