Congratulations are due to a couple of my buyers today on their purchase of 14 Riverview place ! I don’t often post the houses my buyers purchase but honestly this house was such a prime example of a sleeper hit I had to share.

These folks had the vision and loved the original woodwork as soon as you stepped in the door, the have a love for old houses that I know will only allow this house to get the care it needs to shine in the next 100 years !

They were also nice enough to tolerate me talking about how they should take off that light blue siding every time we went to the house. Apparently my suspicions were correct and it’s half shingle and half stucco under that stuff . Anyways I asked them to please let me know when they do it even if it’s in 20 years- lll bring my crow bar and be ready!

Every year I tell anyone that will listen that although it’s believed that Spring is the best time to sell your house, I am always busiest in the Fall. Something about old houses in the fall- so cozy, rich colors , decades old trees , radiators clanking on - it’s the absolute best. It really does help them sell.

This year seems to already be no exception with 4 listing appointments already scheduled this week - sellers are getting ready and so buyers should be too.

Fall is a shorter season so you need to be prepared - house looking good, priced right as you don’t have the benefit of a long time to sell- with the holidays on one edge, you’ve really got to put your best foot forward.

If you’re a buyer this is a great time to work with an agent who specializes in what you’re looking for so you have an inside scoop on houses coming on the market. I suspect for houses priced right this fall it’s going to be competitive.

Looking to learn how to make your wood windows work? Want to pop those suckers open this fall but no idea where to start? Lucky you, I had a couple spots open up for my Home Work class for this weekend.

These are free classes by local experts for my clients (current, past and yes even future ) to better work on, understand and love their old houses . It’s also another way for me to continue to add value to my clients lives.

This Saturday we are learning to rehang weighted wood windows with my favorite local window wizard je window restoration at a clients home and then next Saturday he will show us how to reglaze windows at Randy Smith !

False Fall may be my most favorite season of all.

First fire in the new house - Jordan Reeves finally gets to live his dream and own a home with a wood burning fireplace , sure it’s absurd to light it in July but come on it’s soooo cozy.

Check out my new Hudson Valley Lighting over $1000 light fixture I got new in box for $100 at the Habitat ReStore.

Anyways I’m so pleased with my house. Should we get you into a cozy spot too?
