Home! 🏡 We closed on our new home last week and are loving being outside surrounded by all the nature! We searched for about a year before we found this one during one of my daily MLS deep dives 👩‍💻

Here are some things we kept in mind during our search:

👩‍🍼 Think long-term. We constantly asked ourself not what just made sense now, but also 5+ years from now… schools, commute, lifestyle, all of it.

💰 Look for equity potential. We were open to /some/ work, and that paid off with $30K in instant equity after appraisal. 🎉

🤝 Search for the right lender. We found one that worked with LU alumni (go flames 🔥) - happy to share the deets!!

Know this BEFORE you move to Lynchburg, VA ↓

1. Lynchburg is known for its many colleges and universities. This creates a steady, reliable rental market for owners, but it does mean August and May are hectic. If you’re looking for a quiet move-in date or the best selection of rentals, try to get ahead of the student rush in early summer.

2. This isn’t a party town... and that’s kind of the point. 🤷‍♀️ Lynchburg trades a traditional nightlife scene for genuine local character. While you won't find a line of 2 AM clubs, you will find a surprisingly sophisticated food scene and a vibrant small-business culture. It’s the perfect spot if you value a Saturday morning on the trails over a Friday night on the town.

3. The market moves faster than people expect. Great homes sell quickly because people know the value here. Being "move-in ready" with your financing isn't just a suggestion; it’s the key to landing a spot in the neighborhoods everyone is eyeing.

4. Community is here, but it doesn’t fall into your lap. It happens when you get involved! Whether it’s a local church, a volunteer group, or the local moms Facebook group, the community is incredibly rewarding once you take that first step to plug in. (Ask me for recs!)

5. Its a geographic sweet spot. You have the the Blue Ridge and Smith Mountain Lake nearby for a quick reset. Roanoke and Charlottesville for additional shopping or medical facilities. And when you need a "big city" fix? You’re close enough to D.C., Charlotte, or the coast for that spontaneous weekend trip.
