NJ got a big revenue boost in August. What it means for home sales
August brought a notable financial uptick for New Jersey: Realty Transfer Fees jumped 18.2%, reaching $61 million. This rise reflects what I’m seeing on the ground here along the Jersey Shore and throughout Ocean County—steady home sales and robust median prices continue to shape our market. For buyers, sellers, and investors alike, these numbers highlight the ongoing demand and value in our region. As someone who’s spent years helping clients navigate both retail and REO properties from Forked River to Little Egg Harbor, I can say this momentum is significant for our local communities.

Price Cuts Hit 1 in 5 Listings
As we move through Late-Q3, the housing market has seen a notable shift: about one in five listings underwent price cuts, while less than 6% of homes were actually delisted. That tells me many sellers are choosing to stay the course in today’s market, adjusting their expectations rather than stepping aside. Mortgage rates played a big role here, with the conforming 30-year fixed jumping from the high-6% range early in the month to above 7% by mid-month—and climbing even higher after that.

For those of us working along the Jersey Shore and throughout Ocean County, the numbers back up what we've been seeing in our communities. Active inventory nationwide surpassed 1.16 million homes by the end of Q3, and the median listing price slipped about 1% month over month to $419,300, which is giving buyers a bit more room to negotiate. At the same time, new listings dipped roughly 2% to 395,000. Economists point to higher borrowing costs as a major reason buyers aren’t able to take full advantage of these shifts just yet.

Looking ahead to early Q4, the question is whether these tougher conditions will mean deeper discounts, more repeated price cuts, or even longer selling times for homes on the market. It’s a time to keep a close eye on the data, whether you’re buying, selling, or investing here at the Shore.

New Jersey Realtors reports more homes for sale in August
August brought a notable shift in the New Jersey real estate landscape: housing inventory climbed 9%, reaching 21,580 available homes. Yet, despite more options on the market, median home prices still edged up 2.7% to $575,000. Both closed sales and pending sales saw declines—down 2.4% and 8.9%, respectively—which can be traced to elevated prices and mortgage rates exceeding 7%. From my perspective working along the Jersey Shore and greater Ocean County, these numbers reflect the balancing act buyers and sellers face right now. As someone who’s navigated changing markets since 2007, I understand how these shifts impact every move—whether you’re buying your first home, selling, or investing in our local communities.

Cities with the fastest-growing home prices in New Jersey
New Jersey’s real estate market continues to surge, especially in cities where home values now range from $1.1M to $4.5M. Over the past year, price increases have spanned from 7% to 22%, with some properties appreciating by as much as $671K in just twelve months. Looking back five years, select areas have seen growth nearing 80%—and gains topping $1.8M. For those considering a move or an investment along the Jersey Shore or in Ocean County, understanding these trends can help you navigate opportunities and make informed decisions in a market that’s moving quickly.

New home sales rebound as builders chase buyers' budgets
August brought a noteworthy shift in the US new home market, with sales picking up pace after several months of slower activity. Builders responded to buyer concerns by offering price reductions and incentives, pushing sales to their fastest rate in eight months—even though we’re still seeing numbers come in 2% below last year. The median sale price landed at $393,700. Inventory remains elevated, and builder confidence is taking a hit thanks to higher financing costs. Here at the Jersey Shore, I’m keeping a close watch on how these national trends intersect with our local market, especially for those looking to buy or sell in Ocean County. Navigating inventory and pricing strategies is something my team and I are committed to for every client we represent, whether you’re finding your first home or adding to your investment portfolio.

The Housing Market Is Getting More Expensive to Wait Out
Lately, I’m hearing from more buyers along the Jersey Shore who are weighing whether to hold off on purchasing, hoping for a drop in prices or better rates. But here’s what I’m seeing every day in our local market: higher borrowing costs are making the wait itself more expensive. Home prices in our area aren’t dropping quickly enough to offset the increased cost of financing—so holding out for a bargain doesn’t always translate to a lower overall monthly payment. That said, there are still opportunities to negotiate, especially in neighborhoods where inventory has improved and sellers are eager to attract offers. As someone who’s worked through changing markets since 2007 and helped buyers and investors navigate Ocean County’s ups and downs, I know this decision is more complex than just chasing a lower rate. It’s about balancing the total cost—financing, price, and the leverage you have at the negotiating table.

Homeowners Report Greater Financial Satisfaction
I've seen firsthand how owning a home can change the way people feel about their finances. A recent survey showed that nearly 70% of homeowners feel financially satisfied, compared to less than 50% of nonhomeowners. That confidence isn't just about the monthly mortgage—it's often about building equity and seeing real progress toward long-term goals. Still, the numbers remind us it's not all smooth sailing: low-40% of homeowners report living paycheck to paycheck, though that's still better than the just-over-60% among nonhomeowners.

What's especially striking is the advantage that grows over time. Research from a major real estate portal found that those who purchase by age 30 enjoy, on average, a 23% higher net worth by age 50—roughly $119,000 more. That's the power of steady equity growth and property appreciation, something I see play out for many along the Jersey Shore and across Ocean County.

Of course, it's important to keep balance in mind. Taking on housing costs in the 30% to 40% range of your income can make it tough to prioritize other savings goals. In my experience helping buyers and investors in our local communities, finding the right fit—where homeownership supports your financial well-being without stretching too thin—is key to long-term satisfaction.
