If you own property, residential or commercial, and haven't had it inspected you may be setting yourself up for costly repairs in the future.

Don't be caught unaware. It's better to discover a problem early, which you didn't know existed, than to discover it when it becomes obvious.

Early detection of problems in your home or commercial property may allow you to get them fixed more easily and cost effectively.

What do these pictures indicate?

ENERGY LOSS

It was below freezing this morning yet many roofs in the area displayed areas of melting snow. These are just a few examples.

If you notice this on your roof it means your home is losing energy and could be causing you to pay higher heating bills than necessary.

Warm air in a cold attic space can create condensation (moisture). When that moisture accumulates it can drip... onto your insulation.

Damp/wet/compressed insulation can loose as much as half of it's R-Value. R-Value is the rating for which your insulation resists heat flow.

It doesn't matter if a home is large or small, modest or luxurious, old or new, they can all suffer from energy loss.

Building a New Deck?

The saying, "You get what you pay for", rings true with many things and a new deck is no exception.

Having a new deck built can be exciting. A deck can provide opportunity for many hours of fun and entertainment throughout the year but be sure to get the peace of mind that your new deck is built properly, by a licensed and qualified professional.

There are many safety features and requirements that may be missed or overlooked when a deck is built by someone not qualified.

The last thing you want is to have a deck failure that results in the serious injury or death of friends and/or family.

I recommend doing some research when looking for a contractor to build your new deck. Some options are to check the BBB (Better Business Bureau) website. Look for companies with an A+ rating, or even a step further, a company that has a BBB Accreditation.

You can also check for online reviews from such places as Facebook, Google, etc.

It can also be helpful to check with your local Chamber of Commerce or asking in an online community group for recommendations.

The bottom line is, the cheapest solution is not always the best solution. You want your deck to last for many years and you want it to be safe for you, your family and friends and for any potential future owners of your home.

FROST: Not only is it a sign of the changing seasons, but a helpful indicator as well.

Frost is water v***r that freezes and crystalizes on outdoor surfaces such as grass, plants, vehicles, and roofs.

When we see frost on the roof of our home, we can use it to identify potential issues.

When an entire plane of your roof is evenly frosted over, that can be a good sign that your attic space is adequately insulated.

When your roof is frosted over but there are areas that have melted, that can be a bad sign. It may mean that your attic space is NOT adequately insulated.

The attic space of your home should be roughly the same temperature as the outside (an unfinished attic space that is).

If the insulation is evenly distributed and is the appropriate "R-Value" (thickness), It helps keep the heat where it belongs... in the livable areas of your home.

When there are areas that don't have enough insulation / R-Value, the heat from our homes escapes into our attics and warms the areas of the roof above which in turn causes those melted areas of frost.

In some cases, an attic may have inadequate insulation throughout or perhaps in just a few spaces, perhaps areas that were hard to reach. In other cases, you, or a previous owner, may have had work done in the attic space and the insulation was moved and never put back or became compressed.

Sometimes insulation gets displaced by critters who have found their way in and are making a nice cozy home for the winter. This happens commonly with "loose-fill" or "blown-in" insulation.

The moral of the story is, on those frigid mornings when you see frost on your roof, or neighbors' (their roof that is, not them personally... if that's the case they have bigger issues), use it as a free tool to identify potential insulation issues.

Helpful Tips From Your Home Inspector:

Rainy day got you down? Use it as an opportunity. A rainy day can be a great time to identify deficiencies in and around your home.

- Clogged or leaking gutters.
- Improperly sloped gutters.
- Downspout extensions that are disconnected, missing, or too short.
- Negative grading that causes water to run toward or pool next to your foundation.
- Leaking basement windows, walls or floors.

These are just a few areas to check.

There's always a silver lining, you just need to know where to find it. :)

Helpful Tips for Winter.

Winter is just around the corner. Remember to prepare your home. Below are just a few tips to get you started.

- Hose Bibs: Be sure to detach hoses and shut off water before temps drop below freezing.

- Air conditioning units (Central): Be sure they are free and clear of debris. Protect the unit with a breathable, waterproof cover.

- Air conditioning units (Window): Remove and store window air conditioners. Freezing temps can damage their components and allow cold air into your home through openings.

- Chimneys & Fireplaces: It is always recommended to have your chimneys and fireplaces inspected before the first use of the heating season. Dampers should be tested, flues examined for soot and creosote build-up.

- Gutters: Be sure your gutters are free and clear of debris before the snow falls. Clogged gutters can freeze more easily permitting the formation of ice dams that prevent water from draining. The added weight of the ice build up may damage the gutters. Also, as the ice dams form it can allow moisture to pe*****te beneath your shingles and potentially damage the wood sheathing beneath.

Hello friends, family, neighbors, community! I'm excited to announce that my wife (Alicia) and I have started our own Home Inspection business!

After countless hours of training, homework, quizzes, exams and live inspections, I have earned my Home Inspector license for the state of Wisconsin.

I'm excited and looking forward to helping you learn about a home you may want to purchase so you can make an informed decision or even a home you may already live in so you can protect it, preserve it, and keep it in tip top shape.

I've always thought of myself as a bit of a detective, a story teller, and an educator and now I get to be all three every time I do an inspection.

I have always enjoyed helping others. As a home inspector I now get to help people gain a better understanding of one of, if not, THE biggest investments and assets they will ever have. Their Homes!

One of the things I love about this profession is that there is no shortage of ways to educate myself or topics to educate myself on.

I'm currently working on my FAA Commercial Drone Pilot License which will allow me to inspect hard to reach or un-safe to reach areas of roofs.

I'm also studying infrared thermography which is a great tool to help detect and identify areas of energy loss and/or moisture intrusion.

One of my areas of focus is to perform "Aging in Place" inspections for our 65+ population. Many of us have loved ones (friends or family) that are 65+ and want to be able to remain in their own homes as they age. In many situations they are widowed and live alone but don't want to give up that freedom.

The Aging in Place inspections allow me to identify potential safety concerns for our elderly so they and/or their families can remedy them and keep them living safely in their own homes. Their homes, their lives, their way.
