This is why I do what I do. 🏠

My client had to be under contract and closed on a home by January 1st. Not only did the loan depend on it but so did the ability for her to stay in this area where her kids go to school and her family is. She is currently in nursing school and working! She had previously worked with a few different agents and had been unsuccessful for one reason or another.

I jumped in and did what anyone should, did my absolute best to help her given the strict timeline and precarious nature of the loan.

The joy of handing over keys to someone’s first home when they thought it was impossible is indescribable. She was a dream to work for and I am beyond thrilled to have made her dreams reality.

Recently I was asked what’s one thing I love about my job.

There’s so many things I love about being a Realtor® but, the very best part of my job is EDUCATION.

Real Estate isn’t a one size fits all, there’s so many options, things are almost constantly changing, and you’ll get a different answer from everyone you talk to.

I will give you the bad, good, ugly, and beautiful. I will lay out all of your options and clearly explain how they’ll effect you.

You don’t need to be in the dark whether you’re buying, selling, or adding to your investment portfolio. The process looks different in every state, and can vary so greatly just by city.

Be sure you’re talking to someone who puts in the effort to educate you. You deserve to have that level of care when making a major life decision or when that much money is on the table.

It’s been a year, a year today since I received my Broker’s license.

In this year I’ve had the privilege of being taught the ropes by some truly wonderful people in the industry.

I’ve had the pleasure of helping and educating my clients along the way.

I met a dear friend who is always encouraging me within my business and keeping me accountable.

To round off this hard and wonderful year in my business I am now an NCREA (National Commercial Real Estate Association) designated Advisor and Investment Planning Specialist.

I can’t wait to see what year two brings, thank you to all of the people that helped me get to where I am today!

Hey guy’s! I’m Hayley.

I am a Licensed Real Estate Broker in the state of North Carolina. I service the Fort Bragg/Fayetteville and surrounding areas.

I got into Real Estate a year ago coming up next month. I chose this career for so many reasons, the two biggest ones being;
1. I get to help people make one of the biggest decisions they’ll make only a few times in their life.
2. I get to own my own business and create my own schedule.

A few things you may not know about me.
I am hard of hearing. I have hearing aids to help me hear the world around me. I found out later than “normal” at 15.

My husband is in the army and has been for the last two and a half years. We met working on an ambulance and fighting fires together. We have BIG plans that are in the works for what life after the military will look like for us.

I’m from a tiny little town just off the coast of Oregon. I’ve had horses in most of my life and absolutely plan to get that back in the next few years.

I know, I know, that new car is calling your name. It would look perfect parked in front of your soon to be new home.

But, you should wait. Making a big purchase on credit can change your DTI (Debt to Income Ratio). Which is one of the things your Lender used to get you pre-approved. When that changes…

You guessed it, so can your pre-approval amount. Make sure you’re communicating with your Lender especially if you plan to make a major purchase while in the middle of trying to buy a home.

My advice? Wait until you’ve got those keys and have signed those papers before planning any other major purchases or ask your Lender!

Since it’s all the ✨buzz ✨let’s talk Interest Rates.

How do they affect your mortgage?
In the simplest form, the higher the interest rate the higher your monthly payment. The lower the interest the lower the monthly payment.

How does it affect my buying power?
Often times it can lower your ability to qualify for more, do to the money you’ll pay towards interest in the life of the loan.

What if I was pre-approved before interest rates rose?
Ask your lender! Reach out and ask if the rise in interest rates has affected your pre-approval.

Does this mean I shouldn’t be buying a home right now?
Not inherently, your financial situation is unique. Let me ask you a few questions.

Does renting make sense for your lifestyle?

Can you afford to rent?

How long will you be in the area?

Those questions should help you start to determine whether buying now, later, or not at all is right for you. Remember that it is free to talk to a lender and a realtor about your situation and see what you can qualify for.

Don’t let someone else talk you into or out of a major life decision before you get all the facts. Talk to the experts and make an educated decision that makes sense for you!

Hey guy’s! It’s been a minute, so here’s a life update.

I’ve been remodeling our home room by room by myself! My latest project was our guest bathroom.

I’m working on getting my National Commercial Real Estate Certification.

Also getting things ready to transition out of the military life.
