April brought a noticeable change to the Fort Collins real estate landscape, with a whopping 74.77% increase in homes for sale compared to March. This kind of dramatic inventory jump doesn’t go unnoticed — and it did exactly what you'd expect: it gave buyers more options and cooled the urgency that had been defining the market in recent months.

Attached homes (condos and townhomes) felt the shift most dramatically, with the average sold price dropping by 8% as they faced more competition and greater sensitivity to price. Detached single-family homes, on the other hand, showed surprising stability — even seeing a 0.5% increase in average sold price, a subtle but important indicator of resilience in that segment.

Interestingly, even with this flood of inventory, list-to-close price ratios remained steady, suggesting that homes priced thoughtfully for the current conditions are still closing strong. But sellers did feel one clear ripple effect: days on market increased by 20% month over month. With more homes to choose from, buyers took a more measured approach, slowing their offers and being more selective.

So, what does this mean?
For sellers, it’s a moment to stay sharp. The market is still moving — but standing out matters. Pricing competitively and presenting your home well is now more crucial than ever. Expect more showing activity before the right offer comes in.

For buyers, this is a window of opportunity. More inventory means more leverage, more choice, and a bit more breathing room. That said, Fort Collins remains a desirable market, and this inventory boost may not last long — smart, decisive action still wins.

Inventory edged up slightly—around 1.5%—but homes moved off the market much faster, with average days on market dropping by an impressive 13.67%. Prices for both detached and attached homes climbed, and sellers saw strong returns, with the average home selling for 99.5% of asking price. The message is clear: well-priced homes are selling quickly, while listings lagging behind may need a pricing refresh. Buyers should be ready to act decisively—April is poised to bring even more competition as demand outpaces supply.
