Windsor is the priciest of the four with a median single family price of $655K, up 14.3% year-over-year — the strongest price growth in the group. Fort Collins came in at $606K, roughly flat. Loveland ($515K) and Greeley ($440K) are the more affordable options, both down slightly from last year.
Loveland was the standout for closed sales, up nearly 15% in March. Greeley actually saw a notable dip, down 16%. Windsor also dropped 15% in closings despite the price gains, and Fort Collins fell 11%. Loveland seems to have the most momentum right now.
Fort Collins buyers are waiting longer — up 25% to 79 days. Windsor is the slowest market at 121 days. Greeley and Loveland are more balanced at 80 and 66 days respectively, with Loveland being the fastest of the four.
Fort Collins and Windsor both saw inventory increase, while Greeley and Loveland pulled back slightly. Windsor still has the most supply relative to sales pace at 3.0 months.
