🏡 A little perspective on mortgage rates and housing affordability…

I came across this article from First American that I think is worth sharing. While mortgage rates have bumped up since it was written, the underlying message still holds true: affordability isn't just about interest rates. It's also about home prices, income, and how all those pieces work together.

When home prices level off and incomes continue to rise, buyers can gain some ground—even when rates aren't where we'd like them to be. But when rates climb, that progress can quickly be challenged.

So, what does this mean if you're thinking about buying or selling?

It means there's no one-size-fits-all answer, and waiting for the “perfect” rate isn't always the best strategy. The right move depends on your financial picture, your goals, and what's happening in our local market.

My advice? Don't make decisions based on headlines alone. Let's look at the numbers, talk through your options, and figure out what makes sense for YOU! ❤️

📎 I'll share the full article in the comments below if you'd like to dive a little deeper!

☕🍰 Happy National Dessert Day! 🍰☕

This picture pretty much sums up what happens when I make this coffee cake at my house! 😂 Apparently, sharing with the grandparents is negotiable when it comes to this recipe… at least according to my youngest!

This recipe has a special place in my heart. ❤️ It was brought to me by a local friend & food blogger - A Dash of Sanity - when I was newly home from the hospital with my first baby. It’s been a family favorite ever since, and judging by how quickly it disappears, that’s not changing anytime soon!

In honor of National Dessert Day, I thought I’d share the recipe so you can give it a try, too! Fair warning: you might want to make a double batch if you plan on sharing. 😉
