WHAT DOES YOUR MONTHLY PAYMENT ACTUALLY BUY?

A lot of people start their home search with a purchase price.

“Let's look at homes around $500,000.”

I prefer starting with a different question:

What monthly payment are you actually comfortable with?

Because two homes with the same price don't necessarily produce the same total monthly payment.

Property taxes can be different.
Homeowners insurance can be different.
HOA dues can be different.

Then add your down payment, loan program, mortgage insurance and financing structure.

Suddenly, purchase price isn't the whole story.

So before spending weekends touring homes, let's figure out three things:

1. The monthly payment you're comfortable with
2. Approximately what purchase range that gives you
3. How much cash you'd realistically need to close

Then you can search for homes that actually fit the plan.

THE RATE ISN'T THE WHOLE MORTGAGE.

It's probably the first question everyone asks:

“What's the rate?”

And of course the interest rate matters.

But here's what often gets missed: two mortgage options can have the exact same interest rate and still have very different costs.

Why?

One might require discount points.
Another might provide a lender credit.
Mortgage insurance can be different.
Fees and loan structure can be different.
And the best choice can change depending on how long you expect to own the home or keep the mortgage.

For example, paying thousands of dollars upfront to get a lower rate might make perfect sense if you expect to keep that mortgage for many years.

But if you're likely to sell or refinance sooner, you may never recover that upfront cost.

That's why I prefer to look at the whole mortgage, not just one number.

Rate + Cost + Payment + Loan Structure + Your Plans

Sometimes the lowest rate really is the best deal.

Sometimes it isn't.

If you're comparing mortgage options, ask to see enough of the picture to understand what you're actually paying to get that rate.

SELF-EMPLOYED? YOUR TAX RETURNS MAY NOT TELL THE WHOLE STORY.

I see this happen all the time.

Someone owns a successful business.

Revenue is strong.
Cash flow is good.
Their accountant does exactly what a good accountant should do—legally minimize taxable income.

Then they apply for a mortgage and hear:

“Your tax returns don't show enough income.”

For some borrowers, that's where the conversation ends.

It doesn't always have to.

There are mortgage programs specifically designed for self-employed borrowers that may allow us to qualify income using 12–24 months of personal or business bank statements instead of relying solely on traditional tax-return income.

Depending on the borrower and program, options may include:

• Personal or business bank statements
• Reduced business expense factors in qualifying situations
• Co-mingled business and personal funds
• Primary residences, second homes and investment properties
• Solutions for borrowers whose tax returns simply don't reflect the cash flow their business actually generates

This isn't a way around qualifying for a mortgage.

It's a different way of documenting income.

That's an important distinction.

So if you're self-employed—or you're a Realtor working with a self-employed buyer—don't automatically assume a tax-return-based “no” is the end of the road.

Sometimes we simply need to ask a different question:

What does the business actually produce?

THE LOWEST MORTGAGE RATE ISN'T ALWAYS THE CHEAPEST MORTGAGE.

Sounds backwards, doesn't it?

Imagine you're comparing two mortgage options:

OPTION A:
Lower interest rate — but it costs you several thousand dollars more upfront.

OPTION B:
Slightly higher interest rate — but significantly lower closing costs.

Which is actually better?

The answer often comes down to something borrowers don't talk about nearly enough:

How long will it take for the lower monthly payment to recover the additional upfront cost?

That's your break-even point.

If you keep the mortgage long enough to get beyond that point, paying more upfront for the lower rate may make sense.

But if you sell the home or refinance before reaching it, the lowest rate may not have been the least expensive choice.

That's why “What's your rate?” is only part of the mortgage conversation.

I also want to know:

What does that rate cost you?
How much does it actually save each month?
How long until you recover the additional cost?

Sometimes the lowest rate wins.

Sometimes keeping several thousand dollars in your pocket wins.

That's why we run the numbers.

YOUR MORTGAGE SHOULDN'T HAVE TO FIT INTO ONE BANK'S BOX.

That's one of the biggest reasons I chose to work as a mortgage broker.

A bank or retail lender typically offers its own menu of mortgage products.

As a mortgage broker, I can shop among multiple wholesale lenders and look for the financing solution that fits the borrower and the property.

That matters because not every mortgage is simple.

Maybe you're:

• Buying your first home
• Self-employed
• Purchasing an investment property
• Looking at a second home
• Building a home
• Buying a higher-priced property
• Using VA, FHA, USDA or conventional financing
• Trying to make income, credit or an unusual property situation work

Sometimes the answer is straightforward.

Sometimes it takes a little creativity.

My job isn't to push every borrower into the same loan.

It's to understand what you're trying to accomplish, compare the available options, and help you make sense of them.

I've been helping people with mortgages for more than two decades, and one thing hasn't changed:

Good mortgage advice starts with asking the right questions.

Investment-property financing doesn't always have to start with your personal income.

With a DSCR loan (Debt Service Coverage Ratio), qualification focuses primarily on whether the property's rental income supports its housing expense.

That can be useful for real-estate investors who:

• Own multiple rental properties
• Are self-employed
• Purchase through an LLC
• Have tax returns that don't reflect their actual cash flow particularly well
• Are considering long-term or eligible short-term rental properties

Here's the important part:

DSCR doesn't mean “no qualification.” It means a different way of qualifying.

Credit, property value, rental income, reserves and the overall loan structure still matter.

But instead of automatically asking, “Does your W-2 or tax return support another mortgage?” we can also ask:

“Does the property support the mortgage?”

That's a very different conversation.

If you're looking at an investment property, send me the purchase price and expected monthly rent. I can quickly determine whether a traditional investment loan or DSCR structure is worth exploring.
