The crucial things I am looking at are not the “appearance” but the structure, foundation, inspection report, facts, durability, price, condition & location.

I am carefully noting the things you said you need. The floor plan, layout, functionality to your day to day, the commute, ect.

I ask questions prior so that I can play devils advocate. Provide you with insights based on what your ideal is.

It’s very hard (and common) to revert back when something shiny is placed in front of you- staged for your attention.

I will always support you! But I will also ask questions, state facts, and counter your statements to make you think past the rush of excitement to engage you in your thought processing when purchasing a home. THAT IS MY JOB.

To keep up with today’s competitive housing market, the Federal Housing Finance Agency has announced an increase in the maximum conforming mortgage loan limits for 2026. The conforming loan limit is the maximum amount that can be guaranteed by Fannie Mae and Freddie Mac.

For 2026, the conforming loan limits for much of the country will increase from $806,500 to $832,750 for single-family homes and over a million dollars in high-cost locations.
