This is the deal. The seller thinks his house is special so is asking top dollar, above what it would appraise for. Then, it sits on the market. Months later we get a price reduction but buyers wonder what's wrong with the house since it's been on the market for months. Then we chase a downward market. Bad idea. Your house is in a competition with every other house and needs to be priced as such. And if someone did offer the higher price, the lender won't loan more money than the house appraises for so we start over again. Your agent (Me) is in the best position to tell you what your house is worth.....not Zillow. Thank you and that is all. 😁
