🏡 A quick spring real estate check-in…
My wife and I are about to list our own home here in Fort Collins, and the last few months have been full of the same things I encourage my clients to do:

It’s been a great reminder of what sellers actually walk through — and how much the details matter when getting a home ready.

Sometimes the best move when selling a home is to pause… not push harder.
Over the past month we’ve had a couple properties in Fort Collins that had been on the market for a while. Rather than letting them continue to sit, we made the decision with the sellers to pull the listings for about 30 days.
Why would we do that?
Because sometimes a home just needs a little breathing room in the market.
During that time we can:
🏡 Freshen up the staging
📸 Update a few photos
✏️ Tighten up the listing description
📍 Reposition the home for the current market
Right now we’re also seeing buyers starting to get back out again, which makes timing the relaunch really helpful.
When the home comes back on the market it feels fresh, gets new attention, and often attracts buyers who may have overlooked it before.
Sometimes success in real estate isn’t about pushing harder… it’s about repositioning at the right time.

Interest rates feel emotional.
But let’s just talk about what’s actually true. 👇
Two years ago when rates were pushing close to 8%, it was hard.
Payments jumped. Buyers stepped back. It felt heavy.
Over the past year though, rates have mostly hovered in the low 6’s.
Not the 3% days we remember — but steady. And steadiness matters.
We’ve even seen VA rates in the upper 5’s 🇺🇸 which has created real opportunity for some families.
