I have been blessed over my four+ decade real estate career to be very involved in "the BIg Picture" of professional Real Estate. Last ten years, I have been on the CAR Foundation, The CAR Professional Standards Committee, The CAR and the Fort Collins Board of Realtors (as Chair for FCBR) RPAC Committees (at different times) and the FCBR Community Affairs Committee. I have also been on the FCBR Board of Directors Team, which was a very humbling opportunity. THe REALTORS I served with and for were an amazing group of professional

CAR Professional Standards - insuring that Realtors are acting in their clients best interests and staying within our strict professional boundries.

CAR Foundation - our philanthropic arm, presenting our "giving" budget to organizations that need special funding within our communitees.

CAR / FCBR RPAC Committee(s) - promote our political action partners who are funded by Realtor donations to this financial committee necessity.

CAR Professional Standards Committee - MY second 3 year term on this critical watchdog effort within our industry.

Real Estate Nugget: 74% of the 1.3M registered REALTORS in the United States did not sell a single piece of real estate in 2024. Around 11% of the 1.3M are in the business full time, seven days per week. We love what we do, All. Chose your realtor like your $500,000+ investment depends on it. Just sayin’. Our clients become our friends. This weekend, my wife and I are attending our good friends’ 50th wedding anniversary, whom I sold their first house to back in 1986.

If you've been on the fence about buying a home recently, rates are lower than they've been for a while. We aren't going to get back to the 3% range we saw during COVID (in case that's what you're waiting for), and we still have an affordability issue in Colorado, but this is welcome news! I've seen people lock in rates on FHA/VA loans in the high 5's over the last couple of days! I expect a fair amount of volatility over the coming months though, so I'm not sure how long these rates will stick around. If you're planning on selling soon, may not be a bad idea to get your home on the market now to attract the buyers trying to take advantage of this dip in rates!
