The 10yr treasury broke 5% today- not a good sign for interest rates at all. Tomorrow will be an all time high for mortgage rates post 2008- now more than ever it is imperative we are listening to our clients and strategizing with them. It’s never a “date the rate” market (btw if your lender or realtor is saying this; find a new one)- it’s a let’s figure out how we can get your payment where you want it.

Temporary buydowns? HELL NO- people who got those are looking at zero benefit of refinancing now and stuck with a 7% rate.

So what do you do?!?

Market stats are supporting HUGE seller concessions- for example a 10k concession drops your rate by .5-.75%. (About $150/mo). Buying the rate down permanently is what I advise most of the time. It’s payment security for a long term situation.

It’s definitely a buyers’ market- take advantage of it. There are amazing deals and programs that make homeownership easier than you think.
