The Fed made its move today. So what does that actually mean for the economy, the housing market, and mortgage rates?

The Federal Reserve raised its benchmark federal funds rate by 0.25%, bringing the target range to 3.75% to 4.00%.

But here’s where I think it’s important to slow down before jumping to conclusions.

A Fed rate hike does NOT mean mortgage rates automatically go up by 0.25%.

Mortgage rates are influenced by a much bigger picture, including inflation, the economy, investor expectations, and the bond market.

So what am I watching next?

🏦 The economy: The Fed says economic activity continues to expand, but inflation remains elevated.

🏠 The housing market: Buyers are still making moves, and sellers still need to pay attention to pricing, competition, and what buyers can comfortably afford.

📈 Mortgage rates: Today’s Fed decision is one piece of the puzzle. What happens with inflation, employment, and the broader financial markets will also matter.

My market take: This is exactly why I don’t think buyers or sellers should make a real estate decision based on one headline or one Fed meeting.

The market is always moving.

Your job isn't to perfectly time every change. It's to understand what is happening and make a decision that makes sense for YOUR timeline, your finances, and your goals.

Thinking about selling, but worried you’ve missed your window and will have to wait until spring?

Don’t count yourself out just yet.

About a third of all home sales happen during the final four months of the year, and that share has been growing since 2023.

So yes, buyers are still out there.

𝐊𝐢𝐦’𝐬 𝐦𝐚𝐫𝐤𝐞𝐭 𝐭𝐚𝐤𝐞: I don’t think sellers should automatically assume that spring is the better time to make a move.

What I’m seeing in our Northern Colorado market is that buyers are still shopping, but they’re being thoughtful. They have more choices, they’re paying attention to value, and homes that are priced and positioned well can still stand out.

That means the question isn't simply, “𝐈𝐬 𝐧𝐨𝐰 𝐚 𝐠𝐨𝐨𝐝 𝐭𝐢𝐦𝐞 𝐭𝐨 𝐬𝐞𝐥𝐥?”

It’s:

Wellness doesn't always look like a workout or a green smoothie.

Sometimes it's a neighborhood you enjoy walking around.
A community event you look forward to.
A place to sit outside at the end of the day.
Knowing your favorite coffee shop is five minutes away.
Having somewhere for the kids to play.

Sometimes wellness is simply liking where you live.

And I think that's worth considering when you're choosing a home.

Teacher Explains Real Estate, in one minute or less.

Ever see a listing marked contingent, pending, or sold and wonder what the difference is?

Here’s the quick version:

🏡 CONTINGENT: An offer has been accepted, but certain conditions still need to be met.

📝 PENDING: The home is under contract and moving toward closing.

🔑 SOLD: The transaction has closed.

So if you see a home marked “pending,” that doesn't necessarily mean it's officially sold yet.

Real estate has a LOT of terminology. My goal with Teacher Explains Real Estate is to make it a little easier to understand.

What real estate term should I explain next?

Colorado just crossed a pretty significant housing market milestone.

According to the latest data from Parcel HQ, 𝟓𝟎.𝟑% 𝐨𝐟 𝐂𝐨𝐥𝐨𝐫𝐚𝐝𝐨 𝐬𝐢𝐧𝐠𝐥𝐞 𝐟𝐚𝐦𝐢𝐥𝐲 𝐡𝐨𝐦𝐞𝐬 𝐜𝐮𝐫𝐫𝐞𝐧𝐭𝐥𝐲 𝐟𝐨𝐫 𝐬𝐚𝐥𝐞 𝐡𝐚𝐯𝐞 𝐡𝐚𝐝 𝐚 𝐩𝐫𝐢𝐜𝐞 𝐜𝐮𝐭.

That number is worth paying attention to.

But here's what I don't want sellers to take away from it:

“Everyone is cutting prices, so I guess I have to cut mine too.”

Not necessarily.

What it tells me is that 𝐛𝐮𝐲𝐞𝐫𝐬 𝐡𝐚𝐯𝐞 𝐜𝐡𝐨𝐢𝐜𝐞𝐬, 𝐚𝐧𝐝 𝐬𝐞𝐥𝐥𝐞𝐫𝐬 𝐧𝐞𝐞𝐝 𝐭𝐨 𝐛𝐞 𝐬𝐭𝐫𝐚𝐭𝐞𝐠𝐢𝐜.

Pricing too high and hoping the market catches up can mean sitting on the market longer, chasing the market with reductions, and potentially creating a tougher negotiation later.

The better question isn't:
“𝐒𝐡𝐨𝐮𝐥𝐝 𝐈 𝐥𝐨𝐰𝐞𝐫 𝐦𝐲 𝐩𝐫𝐢𝐜𝐞?”

It's:
“𝐖𝐡𝐚𝐭 𝐩𝐫𝐢𝐜𝐞, 𝐩𝐫𝐞𝐬𝐞𝐧𝐭𝐚𝐭𝐢𝐨𝐧, 𝐚𝐧𝐝 𝐬𝐭𝐫𝐚𝐭𝐞𝐠𝐲 𝐠𝐢𝐯𝐞 𝐦𝐲 𝐡𝐨𝐦𝐞 𝐭𝐡𝐞 𝐛𝐞𝐬𝐭 𝐜𝐡𝐚𝐧𝐜𝐞 𝐨𝐟 𝐚𝐭𝐭𝐫𝐚𝐜𝐭𝐢𝐧𝐠 𝐭𝐡𝐞 𝐫𝐢𝐠𝐡𝐭 𝐛𝐮𝐲𝐞𝐫?”

And this is exactly why I don't believe in making a real estate decision based on one headline or one interest rate.

Colorado is one market.

Northern Colorado is another.

Your neighborhood is another.

And your situation is unique to you.

𝘠𝘰𝘶𝘳 𝘯𝘦𝘪𝘨𝘩𝘣𝘰𝘳𝘩𝘰𝘰𝘥. 𝘠𝘰𝘶𝘳 𝘵𝘪𝘮𝘦𝘭𝘪𝘯𝘦. 𝘠𝘰𝘶𝘳 𝘨𝘰𝘢𝘭𝘴. 𝘛𝘩𝘦𝘺 𝘢𝘭𝘭 𝘮𝘢𝘵𝘵𝘦𝘳.
