🏡 Wellness Wednesday: Should Sellers Pay a Buyer's Closing Costs?

A few years ago, sellers could say "no" to just about everything.

No repairs.
No concessions.
No negotiation.

Homes were selling quickly, often with multiple offers.

Today's market is different.

According to Zillow, 67% of sellers are contributing toward some or all of a buyer's closing costs.

Does that mean every seller should offer concessions? Not necessarily.

But it does mean that flexibility is often part of a successful selling strategy.

Sometimes offering closing costs can help attract more buyers, generate stronger offers, or even help you keep your asking price intact. Other times, a price adjustment or another concession may make more sense.

Every market is different, and every home is different. The key is understanding what buyers are asking for right now and knowing which negotiations actually help you achieve your goals.

Thinking about selling and wondering what buyers are negotiating in Northern Colorado right now? Send me a message or drop a comment below.

For many seniors, a move involves more than real estate. It can mean downsizing, moving closer to family, transitioning to retirement living, or handling a home filled with decades of memories.

As a Senior Real Estate Specialist (SRES), I understand the unique challenges that come with these transitions and help make the process less overwhelming.

Give me a call and we'll discuss your questions and concerns.

People move here for a house.

They stay because of the lifestyle.

Long summer evenings.
Neighborhood walks.
Patio season.
Community events.
Mountain views on your drive home.

It's one of the reasons Northern Colorado continues to attract buyers year after year.

Most buyers don't regret the paint color.

They regret things like:
• Too much maintenance
• Bad commute
• No storage
• Ignoring resale value
• Buying based purely on emotion

The right house isn't just about today... it's about how the home fits your life 3-5 years from now.

📍 Fort Collins Market Update

The Fort Collins market continues to favor sellers, but buyers are seeing more opportunities as inventory grows.

Here’s a snapshot of the current market 👇

🏡 Median List Price: $675,000
🆕 Median Price of New Listings: $679,000
📦 Inventory: 403 homes
💲 Price per Sq Ft: $294
⏳ Median Days on Market: 42
📉 42% of homes have had price reductions
📈 1% of homes have increased their price

With over 400 homes on the market, buyers have more choices than they've had in recent years. At the same time, demand remains strong enough to keep Fort Collins in a slight seller's market.

💡 What this means:
• Buyers: More inventory means more options and potentially more negotiating power.
• Sellers: The right pricing strategy is critical as buyers become more selective.

The homes that are priced correctly and presented well are still attracting attention, while overpriced homes are more likely to sit and require price adjustments.

📲 Whether you're buying, selling, or simply keeping an eye on the market, let's talk about what these numbers mean for your goals.

Northern Colorado patio season is officially here.

A few local favorites:
• The Hearth Restaurant & Pub (Windsor)
• Center Stage (TPC Berthoud)
• Rare Italian (Fort Collins)
• Sweet Heart Winery (Loveland)

One of the best parts about living here isn’t just the homes — it’s the lifestyle that comes with them.
