More than 40% of sellers are dropping their asking price right now. And the median list price this July was the lowest for any July in 5 years.

If there's fewer than 4 months? Sellers have the advantage.
Between 4-6 months? Buyers and sellers are on equal footing.
More than 6 months? Buyers have the power.

Right now, nationally, this is the most balanced market we've seen in years. But balanced doesn’t mean the market’s the same everywhere.

Some places are already leaning much more toward buyers. Others still strongly favor sellers.

Repeat buyers, you’ve got a big leg up on your next move.

It’s your equity, the difference between what your house is worth and what you still owe on your mortgage. Sell, and that equity turns into cash you can roll right into your next down payment.

That’s how a lot of repeat buyers put down 20% or more. But why do they, especially when they don’t necessarily have to?

Because putting more down saves you money in the long run. A bigger down payment means a smaller loan, so your monthly payment is lower and you’re paying less interest over time.

You can also skip private mortgage insurance, or PMI, which is an additional monthly fee required for loans with less than 20% down.

The truth is, trying to time the market rarely works. Home prices, mortgage rates, and inflation are all outside your control.

Sure, the pace has cooled in some areas recently. But houses are still selling all the time. In fact, more than 4 million will sell this year.

If you’ve been house-hunting lately, you know the struggle. High prices. And too few homes to choose from.

But this Summer, the tide may be turning in your favor.

Nationally, the median asking price is about $11,000 below where it was a year ago. A sign sellers are meeting buyers where they’re at.

And the number of homes for sale just hit its highest point for any June since 2022.
