Listed December 22nd.............Sold yesterday.
And here’s the part that still blows my mind…
This building had been for sale since 2006. Nearly 20 years on the market. The story started with a call from another agent asking if I’d consider co-listing a commercial property. The moment she described it, I knew exactly which building she meant. I’d driven past it for years, always admired the architecture, the presence, and the potential.
It was a well-known property that many agents had tried to list and sell over the years, but never had the right approach to unlock its full potential.
I told her right away: “If we’re going to sell this, we can’t do what every other agent has done for the last two decades.”
So we did what most agents DON'T.
Instead of just listing square footage and zoning, we focused on the real question: What is the HIGHEST and BEST use of this space?
We decided a daycare, office space, gym, ect. We built a marketing plan around VISION, not just information.
I said, “We need to stop making buyers imagine what this could be, and actually show them.”
We met with the seller, pitched an outside the box strategy, and he trusted us.
From there, I brought in the best in the game 🎥 Chris Burton Visuals, and together we created a video that didn’t just show the building, it told the STORY of what it could become.
This wasn’t luck. This was strategy, creativity, and intentional marketing.
Yesterday, the seller received a check on a property that had been waiting for the RIGHT PLAN and the right ex*****on since 2006.
And this is the bigger takeaway:
