USING MY FAVORITE SOLDIER TO STOP YOUR SCROLL FOR A SECOND. 👀🇺🇸

🇺🇸 VA LOAN BASICS: What Every Military Buyer Should Know 🏡

One of the biggest benefits of military service can also be one of the most misunderstood.

If you’re Active Duty, a Veteran, or an eligible surviving spouse, here are a few things you should know about VA loans:

✨ $0 down may be possible
A VA loan can allow eligible buyers to purchase a home without a traditional down payment.

✨ No monthly PMI
Unlike many low-down-payment conventional loans, VA loans generally do not require private mortgage insurance.

✨ Competitive interest rates
VA loans often come with favorable rates compared with other loan programs, although your actual rate depends on the lender and your financial profile.

✨ The VA does NOT set a minimum credit score
Individual lenders can still have their own credit requirements, so don’t automatically count yourself out because your credit isn’t perfect.

✨ You can use your VA benefit more than once
Using a VA loan isn’t necessarily a one-and-done benefit. Depending on your remaining or restored entitlement, you may be able to use it again.

✨ You still have closing costs
“$0 down” does not automatically mean “$0 out of pocket,” BUT there are ways we can structure an offer and negotiate seller concessions to help reduce what you need at closing.

✨ The home must meet VA property requirements
The VA wants to make sure the property is safe, sanitary, and structurally sound. That doesn’t mean every house has to be brand new or perfect.

And one of my BIGGEST reminders: You do not need to be pre-approved before you reach out to me.

🏡 THEY DID IT!! First-Time Homeowners! 🎉

As a dual military family PCSing from Fort Leonard Wood, Missouri, to Fort Hood, they trusted me to help them buy a home from another state. I toured homes, sent detailed video walkthroughs, answered ALL the questions, and when it came down to the final contenders, Chris made the drive to Texas so we could tour them together.

Then came offer night. 😂

An internet outage, brand-new contract system, new forms, and a completely revamped offer somehow ended with me sitting on my bathroom floor until 2:00 AM getting it submitted.

And I’d do it all over again. ❤️

Together, we negotiated:

✨ Seller-paid closing costs
✨ Seller-paid buyer agent compensation
✨ Seller-paid title policy
✨ Seller-paid 3-year home warranty
✨ Numerous upgrades and practically all new appliances

And after everything was said and done, they still walked away with nearly $5,000 back at closing. 🤯💰

This is why I love representing buyers. It’s not just about finding a house. It’s about advocating, negotiating, problem-solving, and protecting my clients every step of the way.

🏡✨ **WE ARE OFFICIALLY UNDER CONTRACT!!** ✨🏡

I am SO excited for my buyer because this one has been such a perfect example of trusting the process and just taking the next step in front of you.

She is relocating to Texas, we found the home she wanted, worked through the financing pieces, structured the deal around the sale of her current home, and NOWWWW… 540 Chelsea Lane is officially hers pending closing!! 😭🤎

And can we talk about the fact that her new home is a **brand new quality build**?! 😍✨ There is just something so special about being the very first to live in a space that was intentionally designed and freshly built for you.

And the timing?! Her current home already has multiple offers, with even more showings happening. Like HELLOOOOOO 👏🏼

A huge shoutout to Parker Freeman of Exceed Developments LLC for working so diligently with us to make this happen for my client. Communication, flexibility, and collaboration matter so much in a transaction like this, and I’m truly grateful for the way he worked with us to help bring all the pieces together. 🤎

ANOTHER PCS SUCCESS! 🇺🇸

They came to Texas planning to rent…yesterday, their boots found their roots. 🤠🏡

After exploring their options and letting the numbers do the talking, Amy and Branden officially closed on a beautiful, brand-new home.. for less upfront than it would have cost them to move into a rental AND their monthly mortgage payments are less than what they would have paid renting! 😭🙌

Amy couldn’t attend closing in person, so Branden signed on her behalf using power of attorney. But this milestone belonged to both of them, and I still wanted her to experience every moment. We kept her on FaceTime throughout the signing, included her in their closing photo, and made sure she was present, even from a distance. ❤️

Congratulations, Amy and Branden! Your boots have officially found their roots, and I’m incredibly grateful that you trusted me to help make it happen. 🔑🏡

🫡 OPERATION: MOVE-IN COMPLETE! 🏡

While Austin was away, Maegan took the lead on securing their housing for his arrival at Fort Hood. She found their new home, moved into the duplex, and had everything waiting for him when he arrived. ❤️

Because their housing was already secured, Austin was able to go straight home to Maegan during the reception process instead of staying in the barracks. After spending time apart, they were finally reunited under their own roof—with their two pups, of course! 🥹

This is exactly why I love helping military spouses navigate the housing process. Sometimes the service member is busy with training, traveling, or completing their PCS requirements—and their spouse is the one making sure their family has somewhere to call home.

Welcome home, Maegan and Austin! I’m so thankful Maegan trusted me to help her secure the perfect place for their reunion. ❤️🇺🇸
