Prices of single family homes are holding, but they are staying on the market for much longer. Almost 6 months supply of inventory now which is considered fairly neutral--not favoring buyers or sellers. Townhouses and condo sales are a strong buyers market. Working with a Realtor to find condos that have not had big increases in maintenance fees will allow buyers to find affordable options.

The ship is slowly turning around. More inventory, which is good for buyers, and if you have enough money for the monthly maintenance, there are big deals to be had in the condo market.

Although the program funds are depleted, the Small Business Administration will still be accepting claims, which will be processed and paid out once the program has been funded again.

The SBA said disaster survivors should not wait to settle with insurance companies before applying for disaster loans. Also, Milton, Helene insurance claims increased.

Market Snapshot for August 2024: August Median Sale Price is very close to last year’s number. Mortgage rates peaked at 7.79% October of last year. Depending on your source, mortgages rates have now pushed below 6.25%. This is opening up some wiggle room for folks who would like to buy a new property with a mortgage.

Increased inventory in both single family homes and townhouses/condos shows a continuing slowing down of the market most likely due to the prospective buyers and sellers waiting for interest rates to budge. The condo market has taken a big hit this year with special assessments, insurance increases and increased maintenance costs. Fewer people can afford these increased monthly costs, forcing owners to drop prices to entice buyers. It will be interesting to see what the next few months have in store for our local market.

Single Family Homes are holding steady with mostly small changes year over year and a significant 23.3% increase in inventory. Still a strong seller's market but slowly moving in a more balanced direction. But wow, look at the inventory of Townhouses and Condos--a lot of big changes in this market this year. Increases in insurance and a closer look at inspections after the Surfside condo collapse has caused maintenance increases and special assessments. Looks like a lot of people are looking to sell.
