The Fed just raised rates for the first time since 2023. Quarter point. Range now sits at 3.75 to 4.00%.

Mortgage rates followed within hours. The 30-year just touched 7.08%, a one-year high.

NAR’s chief economist Lawrence Yun put it plainly. Expect 7 percent as the new normal.

I’m telling my South Florida buyers the same thing. The rate isn’t the deciding factor anymore, timing your move against inventory is.

Everyone remembers what happened to housing in 2008.

But there’s a major difference between homeowners then and homeowners today: equity.

During the crash, the gap between what homeowners owed and what their homes were worth became a serious problem. Today, the national numbers look dramatically different.
That doesn’t mean prices can’t decline or every homeowner is financially secure. But when someone says “this is just like 2008,” equity is an important part of the conversation.

I’m officially part of Compass NCAA Athletes.

A group for former college athletes turned real estate professionals who know what it takes to compete at the highest level.

Before real estate, I was a sprinter. Florida state champion in the 100m in 2006 and 2007, state champion in the 200m in 2006, All-American both years, and 2007 Florida Gatorade Track and Field Athlete of the Year. In 2007 I competed for the Junior World Team at the Pan American Games. I went on to run at Stanford University (2007-2012), placing 3rd at the Pac-12 Championships in the 100m in 2012.

Track taught me winning isn’t one big moment. It’s what you do every day leading up to it. That’s the same discipline I bring to real estate. This business isn’t for the weak. It takes endurance and a refusal to quit, and that mindset is how I show up for my clients.
