Market Update Monday — Broward, April 2026.

Something unusual is happening:
→ Inventory: down 27.9% YoY (8,403 active listings) → Sales: up 5.1% YoY (1,318 homes sold) → Prices: down 3.3% YoY (median $435K)
Less supply, more demand — but prices softened anyway. Those three numbers don’t usually move together like that.
Translation in plain English:

If you’re a seller: less new inventory coming on, but price carefully. Buyers still have leverage. If you’re a buyer: tight supply, softer prices, and still room to negotiate. If you’re an investor: an unusual moment. Worth watching closely.
