This week I’m in Coconut Grove looking at THE WELL — where wellness isn’t simply another amenity, it’s really the point of the building.

The idea is to make feeling better part of everyday life — from fitness and recovery to private wellness spaces and services, all within your own residence and building.

Coming from London, I particularly like Coconut Grove because it feels established. It’s green, walkable, close to the water and has a proper neighbourhood around it — something that’s actually quite difficult to recreate.

For me, THE WELL brings those two things together: a genuine Miami neighbourhood and a home designed around how you want to live and feel.

When buying new development in Miami, I’m not just looking at the finishes, the amenities or how good the renderings look.

I want to understand what you’re actually buying.

The location. The developer. How many residences there are. What it will cost to own. And importantly, who is going to want to buy it from you when you eventually come to sell. Liquidity is key.

There’s a big difference between liking a property and understanding whether it makes sense as a purchase.

That’s how I look at it — as both a developer and an agent.

OPUS OR THE WELL?

Two new developments in Coconut Grove — but two very different propositions.

OPUS is just 14 residences. Boutique, private and deliberately minimal on amenities. You’re buying scarcity, fewer neighbours and a simpler building.

THE WELL takes the opposite approach. Wellness is central to the proposition, with extensive fitness, health, spa and lifestyle amenities — and the services that come with them.

So I wouldn’t just compare price per square foot.

I’d look at what you’re paying for every month, how you actually want to live, and who is likely to buy it from you when you eventually sell.

Amenities can be enormously attractive.

But in the right market, scarcity can be an amenity in itself.

En route somewhere else, my friend Benjamin Taper introduced me to The Residences at 1428 Brickell — and I genuinely wasn’t expecting the reveal.

The architecture and structure of this building are extraordinary. It’s one of those projects you need to see up close to appreciate the thought, scale and detail behind it.

What also stood out is the philosophy: not simply creating beautiful residences, but continually looking at how the brand can add value to the people who actually live here — through design, service, amenities and the overall experience.
