I am reposting this property to illustrate the affect that interest rates have on the real estate market and your ability to purchase a home.

This is considered in Broward County for some a starter home. It's a 3 bedroom/2.5 bath, two car garage about 1900 square feet and was listed at $519,000. The appraisal came in higher in the previous deal which feel through. The HOA fee is $145 a month, taxes currently are $4500 a year and insurance were $4750 a year currently. For conversation, let's say $500,000 is the sale price.

The initial client was using FHA financing which is 3.5% down, the payments at 7.75% was $4,468 a month. When interest rates were 4.0% for example, the payment was about $3184 a month.

Understand, Citizens insurance announced a 12.3% rate increase, and the taxes will adjust from $4500 a year to about $7500 a year when reassessed. Therefore, the monthly payment is going up.

The lenders are telling me the family income with minimal debt required is around $115,000 annually to qualify with today's rates.

The constant question I am getting is the market going to correct? I wish I had an answer but all the cash from other parts of the Country have elevated these prices that have provided comparable sales for appraisals.

If the interest rates magically drop, then these prices are here to stay. If the market corrects itself, then prices will drop. I personally feel the market is leveling off and depending upon location and situation prices are negotiable. Time will tell.

The dilemma for many is to rent a similar property is about $3500 a month or higher, with three months down.

So, when you hear that interest rates were 10% and it shouldn't matter, our income has not tripled to meet the housing market costs. It does matter.

What is helping buyers is getting a seller concession to buy the interest rate down. Most people I speak to are thinking over time the rates will drop and the refinancing market should be strong.

Recent appraisal higher than asking price. With real estate inventory low and overpriced homes, this is a find. Divorce sale and pre-foreclosure status is reflective of price. With the Market changing day to day and Today the Fed increasing the interest rate another .75%, we are back to the environment where value, condition and expertise counts. We are seeing more and more listings and reports are with minimal serious showing activity, so what will make your listing stand out?

I saw this article and I think it is of value. Buyers are not offering if the property is not in good shape and not move in ready. There are a few that will take on a project, but at a cost.

Painting is a simple idea that works.... Here is an article from Readers Digest & a Zillow Report that I have seen get results:

"Selling your home often comes with small improvements and do-it-yourself adjustments to attract buyers. If you're in the process of selling your house, you might want to consider a few painting projects—starting with the color of your front door.

A report by Zillow looked at 135,000 photos from old houses across the country to see how paint colors impact sales. They found that homes with charcoal, or smoky to jet black doors sell for $6,271 more than expected. Considering that a door paint job can cost approximately $100 to $400, a bucket of black paint is a stellar investment.

In their study, Zillow also found that tuxedo kitchens—where the upper and lower cabinets are two different colors—sell for more money too. It may be worth it to stage your home with a few of these features, or with these 15 other tricks to help you sell your home faster and at a higher price.

What about the rest of the house?
As for the rest of your house, cool and neutral wall colors are a big hit with buyers overall. Light blue bathrooms and taupe-colored living rooms were especially popular in homes that sold for more money. Meanwhile, homes with dark red- or brown-colored walls sold for as much as $2,310 less than expected. A fresh coat of paint over that brown wall you loved won't cost you much compared to what you'll gain in the selling process, just like these 31 home improvements that can double the value of your home.

For home exteriors, houses painted a creamy, bright yellow sold for $3,408 less than other homes. Just keep in mind that painting the outside of your house can be an expensive job, ranging from $1,000 to north of $6,000, depending on the size of the house and the materials used. The biggest tip for selling your home for more is to make friends with your real estate agent. They might even let you in on a few of these 22 secrets your real estate agent won't tell you.

Real Estate Update for Weston & Port Saint Lucie, Florida. As of today, there are 136 Active listings, 26 in backup contract status, 45 pending and 25 canceled or expired in the last 30 days in Weston. In PGA Verano, we have 38 Active, 4 in backup status, 25 pending and 1 canceled or expired. The point is the inventory almost doubled in the last six months, I am seeing many price reductions and the ability to negotiate a better deal. This time of the year, things slow down, but overall, there is a significant change which I see continuing. The number of price changes represent a large number of listings and days on market has increased. 7 Housing Markets Where Bidding Wars Are Disappearing

This was the post today where markets are changing. Phoenix, Charlotte, Austin and other cities are all reporting the bidding wars have stopped and price reductions are beginning. What was interesting Florida was NOT mentioned if fact the article stated it was continuing.
My experience is I have seen some price reductions and property that was overpriced is sitting on the market longer. I don't have a crystal ball but depending upon the economy, if major companies want their workforce back in the office and people are forced to move, as of today I see a flattening out of prices and demand. New construction is still hot, I have deals in Fort Myers, Jupiter, Vero Beach, Daytona Beach and Orlando currently with most on waiting lists. Here in PGA, the lot premiums have increased from $28k to over $70k and they still are selling as fast as they are built. All I can advise is careful and call me and let's discuss a plan if you are thinking of buying, but I see the inventory continuing to rise today and I believe we are near the end of a sellers' market and we need to list today or hold. This can change quickly but it's all up what makes sense for you.
