Two New Towers Proposed Near Rio Vista
A major mixed-use development is being proposed at 633 S. Federal Highway near Rio Vista. The project would feature two towers rising 28 and 22 stories with a total of 440 residences, ranging from studios to three-bedroom units.
Plans also include resort-style pools, fitness and Pilates facilities, retail and restaurant space, and 841 parking spaces.
The project is the latest in a wave of new development reshaping Fort Lauderdale's downtown area.

Fort Lauderdale Cracks Down on Illegal Vacation Rentals!
The City of Fort Lauderdale is getting tougher on illegal vacation rentals, approving new regulations aimed at properties operating without proper certification and those creating ongoing problems in residential neighborhoods.
Under the new rules, vacation rental operators without a valid certificate could face fines of $1,000 per day. Owners with unpaid fines, liens or penalties will also be unable to obtain or renew a vacation rental certificate.
The ordinance also gives the City greater ability to address safety complaints, repeat violations, noise and parking issues.

Inventory Continues to Tighten!
Housing inventory continued to decline in July, with total active listings down 18.9% year-over-year, falling from 17,205 to 13,949. Single-family inventory dropped nearly 25% from last year. With just 4.3 months of supply, the market is now favoring sellers. If you’ve been thinking about selling, this could be a great time to make your move.

A Major Transformation May Be Coming to SE 17th Street!
The old Winn-Dixie shopping center on SE 17th Street could soon become one of Fort Lauderdale's largest new developments. Plans have been submitted for the $725 million Terrasse project, featuring two 36-story condominium towers along with a 19-story workforce housing building developed under Florida's Live Local Act. If approved, the project would bring 765 new apartments and significantly change the skyline of this popular area.
Love it or hate it, there's no denying this project would have a major impact on Fort Lauderdale's future.
