Buying a home is a big deal, so it's important to have the right team on your side. Your lender is one of those key players.

Before you sign on the dotted line, here are a few questions you should ask your lender before you buy a home:

What type of loan do you recommend for me?
This will help you understand the different types of loans available and choose the one that's right for your financial situation and needs.

Do I qualify for any down payment assistance programs?
If you're struggling to come up with a down payment, there may be programs available to help you. Your lender can tell you more about your options.

What is the annual percentage rate (APR)?
The APR tells you the true cost of your mortgage, including interest and fees. It's important to compare the APR from different lenders before you choose a loan.

Can I lock in an interest rate?
Locking in your interest rate can protect you from rising rates. Be sure to ask how long the rate lock will last and if there are any fees associated with locking in a rate.

What will my monthly payment be?
This is a big one! You need to ask exactly, down to the penny, what your monthly payment will be so you can budget accordingly. Be sure to ask about the total monthly payment, including principal, interest, taxes, and insurance (PITI).

What will my closing costs be?
Closing costs are the fees you'll pay to finalize your mortgage. These costs can vary depending on the loan amount and location.

Today, here’s another one that hits closer to home - What does your home design style say about you?

After all, our homes are like a blank canvas. And the way we decorate (or not!) is a pretty honest window into our likes, dislikes, loves, and preferences.

With that in mind, I’m curious if these design styles and insights resonate with you:

Modern

Modern homes are typically characterized by clean lines, minimalist design, and a focus on functionality. People with a modern design approach are often organized and efficient and appreciate simplicity.

Traditional

Traditional homes are typically marked by warm colors, classic furniture, and a focus on comfort. People who prefer traditional design are often family-oriented and practical and enjoy entertaining.

Eclectic

Eclectic homes are a mix of several different design styles and pieces. People who prefer eclectic homes are often creative and sentimental and enjoy showcasing items with stories or travels behind them.

Farmhouse

Farmhouse homes are typically characterized by rustic decor, natural materials, and a focus on simplicity. People who prefer farmhouse homes are often down-to-earth and practical and enjoy spending time outdoors.

Mid-century modern

Mid-century modern homes are known for their clean lines, organic shapes, and focus on functionality. People who love them are often stylish and sophisticated and appreciate good design.

The big day is almost here! Here are a few tips for styling your home to create a space where you and your guests can create lasting memories this Thanksgiving.

Entryway

• Greet your guests with a welcoming entryway. Place a doormat at the entrance to wipe off dirty shoes, and add a wreath or other seasonal decor to the door.
• Include a console table or bench to create a space where guests can easily leave their coats and bags. Also, if you hope to enjoy Thanksgiving without cell phones, have a small basket handy for collecting smartphones.

Living room

• Add some throw blankets, pillows, and candles to your living room’s seating area. Bonus? Incorporate seasonal decor like pumpkins, gourds, and leaves to create a festive atmosphere.
• If you have a fireplace, light it up for added warmth and ambiance.
• If children will be joining in the festivities, put together a basket of toys and games to hold their interest before mealtime.

Dining room

• Decide if you’re going to serve buffet-style or family-style. A buffet will be fastest with a large group, but family-style is a bit more cozy and homey. Once you decide, it’ll guide your centerpiece and table decor.
• Add a crisp tablecloth and a simple centerpiece (an array of small pumpkins, gourds, or flowers). Keep the arrangement low so that guests can see each other over the table.
• If you have a large table, consider place cards to help your guests find their seats.

While I hope these tips are helpful, at the end of the day, it’s not about the food or the decorations.

It’s about you and your loved ones lingering around the table, laughing and telling stories, and enjoying one another’s company. I wish all those things for you this November. Happy Thanksgiving!

Mortgage rates hit their highest point in over two decades this year. There. I said it. But that’s not the end of the story.

Here's why.

Even though interest rates are higher than many of us would like, you can still go after your homeownership dreams and save on a mortgage. Here’s what I’m sharing with prospective homeowners this November.

1) Consider an adjustable-rate mortgage (ARM).

An ARM is a great option for a monthly payment that’s lower than the payments available with fixed-rate loans or for buyers convinced rates will drop by the time the introductory period ends.

Keep in mind that a year from now, some experts are predicting 30-year rates will be around 5.25% and 15-year rates around 4.875%.

2) Pay for points to buy down the rate.

If you have extra funds at the time of purchase, you can pay for mortgage points. With mortgage points, you pay a percentage of the loan upfront in exchange for a lower interest rate — and a slightly lower monthly payment.

Just make sure you calculate your break-even point. If rates drop and you can refinance before you hit the break-even point, buying down your rate may not be worth it.

3) Work on your credit score.

If time is on your side before applying for a mortgage, improve your credit by paying bills on time, lowering your credit utilization (using under 30% of your total credit line!), reducing credit card debt, and addressing credit report errors. In the long run, a higher credit score will save you on your mortgage.

4) Shop around.

Always, always, always shop around for your mortgage. Same thing goes for homeowner's insurance. Rates and premiums vary widely, so talking with multiple lenders and carriers will ensure you have the best price on both.

Ten years ago, a new home cost about $60K more than an existing home.

Not anymore. Today, new construction and existing homes are virtually on equal price footing.

That said, here are a few reasons why a new home may be right for you:

• New homes are built with the latest materials and technologies, making them more energy-efficient and sustainable.

• You may be able to customize your new home by choosing the floor plan, finishes, and appliances.

• Most new homes come with a warranty, which means major problems will be covered. Plus, with new systems and appliances, there shouldn't be any costly surprises anytime soon.

• New construction homes typically have modern community amenities. Think walking trails, dog parks, playgrounds, and a community pool and clubhouse.

• Let’s face it. As much as you might love the idea of a fixer-upper, most people don't have the time or capacity for major renovations or upgrades. A home you can walk into, hang a few pictures on the wall, and call it a day sounds well…pretty nice.

Keep in mind a new home can take several months to be completed. But if you can weather the wait, a new construction might be ideal for your next home.

Showings can be a blur, especially when you're looking at multiple homes in one day. Here are some buyer tips to keep them all straight:

1) Revisit your wants vs. needs list and budget.
2) Take pictures and videos to jog your memory later. This way, you can compare different homes and remember the details of each one.
3) Think carefully about the lot, lot size, and location — especially since you can't change them.
4) Look for structural integrity issues like water damage, cracks in walls or ceilings, and sloping floors.
5) Pay attention to noise levels from nearby roads, airports, and railways. You don't want to buy a house that's too noisy for your lifestyle and liking.
6) Look past decor and staging. These things will soon be gone, so focus on the features of the home itself.
7) Most homes have cameras, so try to keep your opinions and thoughts to yourself until you've left.
