THINKING ABOUT BUYING A HOME or CONDO – THIS IS A MUST READ
Starting August 17th, we have some important changes that you need to know about! 🗓️ From this date onwards, Your Realtor CAN NOT show you any homes unless you have signed an agreement with them. We know it used to be easy to just pop over and see a property, but now, no Realtor will be able to unlock a door for you without a signed agreement. 🖋️
This is non-negotiable for your Realtor.
Typically, the form you'll sign will be a Buyers Brokers Agreement or a Showing Agreement. Agreements will outline the roles, duties, and responsibilities owed to you by your agent. 🤝 Please understand this isn't something Realtors wanted to do, but it's now required. The good news is that together we can decide the terms of the agreement, so if you're not ready to fully commit, you can request an agreement that expires in a week, or a month or even one that just covers certain areas, all are doable, but an agreement must be signed. 🖋️
A key part of this agreement will detail the Compensation your realtor will receive if you make an offer on your dream home. 💼 This compensation is the buyer's responsibility, but rest assured, your realtor will work hard to have it paid within the deal through either a concession or price adjustment. 💪 Many sellers' will continue to offer incentives to help make their listings competitive in this market, but this is something we will now negotiate within your offer to buy any property.
Please understand this isn't something we want to do. Please be understanding and kind to your realtor who often works evenings and weekends to find you the perfect home when they ask you to sign an agreement before showing you a home. We don't have a choice in this matter, and it won’t be long before it feels totally the norm. 🙏
