Here's why your house/condo isn't quickly selling:

New single-family home sales jumped 4.1% to 738K in September, 6.3% higher than a year ago. The median sales price was $426,300.

Existing home sales, however, fell to a 14-year low. Buyers pulled back amid uncertainty over the upcoming election and higher mortgage rates.

Mortgage applications fell to the lowest level since July as rates moved higher. Purchase apps dropped 5%, and refi apps were down 8%.

Let's hope it picks up after the elections AND interest rates continue to lower!

This is from my cousin who is a meteorologist in DC. He's always 99% correct! Be safe & prepare!

Hype. "It's a category 5! It exploded! Worst in history." Yes milty rapidly intesified...and it's still going. Pressure was reported at 905mb and max sustained 180mph. Well...Hurricane Hunter just reported 899mb. That's getting down there. Close to about as strong as the physical specs of this planet will.permit. this kinda reminds me of Wilma. Not our Wilma in Fort Liquordale (I'm Wilma) but Hurricane Wilma several Years ago in October that formed in the gulf and exploded. In fact our Wilma got whacked by cyclone Wilma (true)

Here is a difference. Wilma deepened right before landfall and the models could catch up so it was a surprise at landfall. This one is the opposite.

All of the variables have to line up perfectly for Milton to be a big bopper. They don't come together often and like most good things, doesn't last. This guy is moving ESE with nearly 200mph winds as a perfect heat engine and.the most powerful force on the face of the earth with energy release every second equaling a good sized nuke. No where to go but down and it's very rare for a big bopper to decline and then Come back. So yes...the press saying it's a "monster!" Is true now but won't be as much of a beastie at landfall Friday afternoon and that in itself could be media irresponsibility. I just this second heard "it's a once in a lifetime storm!" I guess I'm a cat because I can name about 9 storms.like this. Lets.see Camille Gilbert Wilma Katrina Andrew Allen..there I just named 6..those were all gulf hurricanes. Just like NC had washed away almost exactly the same. way in 1916...by a hurricane..no global warming but the stories in the papers back then are so remarkably the.same.as now.. back to Milton..

So this guy brushes up against the Yucatan. How big of a brush will determine how much it takes a bite out of Uncle Milty. A cold front has given me highs in the low 70s. Big fat high all the way to Hudson Bay (that's in Canada Chuck) and it's shoving the front all the way to South FLA. That has brought them a bunch of rain associated with the front not Milton. The jet stream runs along the front and will draw Milton in and start to move it along to the ENE at an increasing forward speed. But it will also start to rip the top off of Milton. Off with his head! Without upper support Milton will die. Then there is dry air coming in. So don't be surprised to see a 110mph storm make landfall somewhere between Tampa and Naples. I pick Venice. But who knows.

This is where the media comes in...so if we say Milton goes through an eyewall.replacement cycle as well as this other stuff. That's what happened with Katrina. Max winds at landfall were just 110. But the 100mph wind field expanded huge. The energy got dispersed. Laws of Physics: conservation of energy. It's also a huge mass moving rapidly forward with wind on one side going the same. way the storm surge I bet will.be consistent with a category 5 hurricane. So this guy is still going to be ferocious. The fear is "well...it's not a cat 5 any more...only a 3" will be the attitude.

The electric trucks in Florida are in the Carolinas. Hopefully moving back but the crews will be tired. So will others they call.on.from.VA and KY and GA and AL. Giant 100mph wind field. Sounds like possible power outage like Charlie that lasted months. If the storm goes a bit farther north Tampa Bay surge would. probably be unprecedented. Even a little. farther south it would be significant.

Believe it or not a woman at work asked if she could fly into Orlando on Wed or Thu.. I said the airport will.be closed with 65 to 75 mph winds. There will be a surge on the backside...Ann B Davis will get onshore winds to push water inland as well as wind...that will be the case from say somewhere Cape Canaveral and Jacksonville. Lots of rain but the good news is it will be really moving across Florida so rain totals won't be totally ridiculous but even for FLA standards significant for everyone.

Probably.not going to write again unless there's a big change. But im.pretty confident with this one..pretty straightforward but as US Grant liked to say..."man proposes God disposes."

Daniel’s, A Florida Steakhouse coming soon to former Canyon space in Fort Lauderdale

There’s now an official opening date for Daniel’s, A Florida Steakhouse, the sleek new steak and seafood eatery taking over the Fort Lauderdale space once occupied by Canyon and Val+tino: Tuesday, Oct. 8.
The 4,500-square-foot steakhouse, at 620 S. Federal Highway, will be steeped in Sunshine State history and heritage — from walls adorned in Florida artwork to the menu, which will feature meat and produce from local farms and cattle ranches.
“The focus on Florida extends to our beverage program,” said the Daniel’s wine and beverage director, Daniel Bishop, in a release. “From locally brewed beers to handcrafted cocktails that celebrate our roots, we want guests to feel that connection to the state’s rich offerings with every sip.”
Bishop created the Florida-inspired craft cocktail menu, featuring libations such as the Stranahan Sour, a nod to the city’s Historic Stranahan House Museum. And Canyon’s famous prickly-pear margarita will be revived on Daniel’s menu as the Canyon Margarita, with Patrón Reposado, prickly pear, lime habanero and pineapple salt.
Dishes will include kale and hearts of palm salads from Loxahatchee’s Swank Farms, Serenoa Bay Skipper Sweet Oysters, braised Suwannee River Wagyu short rib with potato fonduta, Arrowhead Ranch Florida Wagyu ribeye and a 16-ounce, grass-fed Florida Providence cattle N.Y. strip, along with housemade Key lime pie. On the surf side of the menu, there is Kaluga Schrenckii caviar with crème fraîche, quail eggs and waffle-style toast points, along with hamachi crudo with avocado-mint mousse, oranges and olive oil.
There will also be a six-course “all-Florida tasting menu” with local Wagyu, seafood and produce, set to begin later this fall, according to a Daniel’s publicist.
The steakhouse’s dining room will be awash in copper accents, with dark-green banquettes, luxe chandeliers and walnut wood tables, along with historical photographs of old Fort Lauderdale and images of Florida cowboys from Naples-based photographer Michelle Tricca. The private dining area, meanwhile, will pay homage to the Florida Highwaymen with paintings from Alfred Hair and Harold Newton.
Speaking of Canyon, the restaurant’s former dining will now function as a private-event space that will debut sometime in 2025 with weekday pop-ups and live-music events.
In a Sun Sentinel interview in August, owner Thomas Angelo said he always appreciated the Daniel’s moniker, which sounds “catchy, American and memorable.”
“We’re going to be different than [those other steakhouses],” he said. “We’re locally owned, and we have our pulse on what the community needs, especially Rio Vista.”
Wine and spirit dinners, a fixture at Angelo’s Michelin-recommended Italian restaurant Fiola Miami, will also appear at Daniel’s. The first scheduled event is a Macallan dinner on Thursday, Oct. 24, pairing Florida Wagyu beef with The Macallan Scotch whisky.
