When we are seasoned real estate professionals it can be easy to go on autopilot with the less creative aspects of our job. And so we may take the "boilerplate" contract form for granted.

A few agents over the years have assumed this refers to HOA Special Assessments and then failed to clearly address payment of HOA Special Assessments in the applicable Addendums. 😬

It’s been a month of putting out fires, sudden crisis, and obstacles that should’ve been avoided. This one had animosity between the agents, a fly by the seat of your pants seller’s attorney, last minute (endless) revisions to seller’s closing documents, complications with condo insurance, and a botched RON that would’ve gone perfectly smoothly if I had scheduled it 🤪 BUT we are closed! and the buyers are over the moon! ♥️
Problem-solving with a pinch (or a hundred )of going above and beyond.
