Here's why your house/condo isn't quickly selling:

New single-family home sales jumped 4.1% to 738K in September, 6.3% higher than a year ago. The median sales price was $426,300.

Existing home sales, however, fell to a 14-year low. Buyers pulled back amid uncertainty over the upcoming election and higher mortgage rates.

Mortgage applications fell to the lowest level since July as rates moved higher. Purchase apps dropped 5%, and refi apps were down 8%.

Let's hope it picks up after the elections AND interest rates continue to lower!

There’s now an official opening date for Daniel’s, A Florida Steakhouse, the sleek new steak and seafood eatery taking over the Fort Lauderdale space once occupied by Canyon and Val+tino: Tuesday, Oct. 8.
The 4,500-square-foot steakhouse, at 620 S. Federal Highway, will be steeped in Sunshine State history and heritage — from walls adorned in Florida artwork to the menu, which will feature meat and produce from local farms and cattle ranches.
“The focus on Florida extends to our beverage program,” said the Daniel’s wine and beverage director, Daniel Bishop, in a release. “From locally brewed beers to handcrafted cocktails that celebrate our roots, we want guests to feel that connection to the state’s rich offerings with every sip.”
Bishop created the Florida-inspired craft cocktail menu, featuring libations such as the Stranahan Sour, a nod to the city’s Historic Stranahan House Museum. And Canyon’s famous prickly-pear margarita will be revived on Daniel’s menu as the Canyon Margarita, with Patrón Reposado, prickly pear, lime habanero and pineapple salt.
Dishes will include kale and hearts of palm salads from Loxahatchee’s Swank Farms, Serenoa Bay Skipper Sweet Oysters, braised Suwannee River Wagyu short rib with potato fonduta, Arrowhead Ranch Florida Wagyu ribeye and a 16-ounce, grass-fed Florida Providence cattle N.Y. strip, along with housemade Key lime pie. On the surf side of the menu, there is Kaluga Schrenckii caviar with crème fraîche, quail eggs and waffle-style toast points, along with hamachi crudo with avocado-mint mousse, oranges and olive oil.
There will also be a six-course “all-Florida tasting menu” with local Wagyu, seafood and produce, set to begin later this fall, according to a Daniel’s publicist.
The steakhouse’s dining room will be awash in copper accents, with dark-green banquettes, luxe chandeliers and walnut wood tables, along with historical photographs of old Fort Lauderdale and images of Florida cowboys from Naples-based photographer Michelle Tricca. The private dining area, meanwhile, will pay homage to the Florida Highwaymen with paintings from Alfred Hair and Harold Newton.
Speaking of Canyon, the restaurant’s former dining will now function as a private-event space that will debut sometime in 2025 with weekday pop-ups and live-music events.
In a Sun Sentinel interview in August, owner Thomas Angelo said he always appreciated the Daniel’s moniker, which sounds “catchy, American and memorable.”
“We’re going to be different than [those other steakhouses],” he said. “We’re locally owned, and we have our pulse on what the community needs, especially Rio Vista.”
Wine and spirit dinners, a fixture at Angelo’s Michelin-recommended Italian restaurant Fiola Miami, will also appear at Daniel’s. The first scheduled event is a Macallan dinner on Thursday, Oct. 24, pairing Florida Wagyu beef with The Macallan Scotch whisky.

Clean Up Florida Waters — Realtors Organizing for the Environment

Each year, thousands of Florida Realtors from across the state gather to clean up lakes, beaches and other waterways.

For many of us, Florida’s waterways are our happy place. It’s where we boat, waterski, kayak, paddleboard, play in the ocean, watch the manatee and fish for the next big one.

Each year, primarily in the month of July, Florida Realtors® and community partners come together to clean up our lakes, rivers, streams, bays, Intracoastal Waterway, Gulf and ocean.

We're hoping you can join us — either by organizing an event or joining a cleanup in your area. Every effort will make a difference.

And if July isn't the best month for your organization, feel free to hold your event any time during the year!

In 2024, our clean-up events removed 32 tons of trash to protect this precious natural resource. That’s more than the weight of a fully loaded garbage truck.

The Florida Realtors Clean Up Florida Waters events – 141 in all – spanned 185 miles and included 3,040 participants who logged a collective 520 volunteer hours. Event participants collected 41% more debris than they did during last year’s events.

How to get involved
Contact your District Vice President (DVP), local association and local YPN Network for details about their cleanup projects. (Find them using our digital Florida Realtors Leadership Reference Guide.) Join their program or create one of your own in your community.

if you'd like to organize your own event, identify a waterway that’s high profile, easy to access and/or could benefit from a trash pickup event. Solicit your local association of Realtors, brokerage/team and community organizations to get involved. Have any local associations, YPN networks or government/non-profit affiliates scheduled a water cleanup event? Consider joining forces.

Then decide a date, get your gear and recruit volunteers (not just Realtors, bring your family and friends along!)

Sponsorship dollars can turn your cleanup initiative into an event
Identify movers and shakers within your local Realtor community to secure sponsorships from local merchants who depend on the waterways for their livelihoods: marinas, water tour companies, sports shops, fishing expedition companies, etc. Use these monies for food, drinks and snacks during the event, or an after-party.

Many times, local merchants will donate swag — always appreciated by volunteers! Also, welcome in-kind donations from organizations that wish to sponsor swag bags, hydration stations, event tents and supplies related to the clean-up effort.

Smart Growth and Placemaking Grants are also available from the National Association of Realtors (NAR).

Prequalified vs. Preapproved: Key Differences

BIG DIFFERENCE FOR A CONTRACT!

Just starting to think about buying a home? Get prequalified. Ready to buy? Get preapproved. You don't need a prequalification to get preapproved.

NEW YORK — When it comes to buying a home, the terms "prequalified" and "preapproved" are often used interchangeably, but they're not the same.

Getting prequalified for a mortgage is an informal first step that's meant to give potential homebuyers a rough idea of what they can afford. It can typically be done over the phone or online and relies on self-reported financial information.

By comparison, the preapproval process is more involved and requires lenders to do a deep dive into your finances.

Once that review is complete, you'll receive a letter showing you've been preapproved for a mortgage loan up to a specific amount. It's not a final agreement, but it proves to sellers that you can follow through on an offer.

Here's what to know about getting prequalified versus preapproved for a mortgage.

What does prequalified mean?
Prequalification is a way for potential homebuyers to figure out how much house they can afford. It's an informal process where prospective buyers give lenders a sense of their overall financial situation.

Typically, buyers will provide their income information and, in some cases, undergo a soft credit check, which doesn't affect their credit score. The lender then reviews everything and gives borrowers a general idea of how much they'll be approved for.

There's no need to fill out a mortgage application or pay an application fee, and you won't have to provide documents to validate your financial info.

Prequalification is seen as a first step in the mortgage process and can be done online.

According to a Zillow survey, about a quarter of prospective buyers who have not yet started working with an agent reported getting prequalified (27%).

What are the benefits of prequalification?
Prequalifying doesn't guarantee you'll be approved for a specific loan amount, but it can help homebuyers set a budget and narrow their options.

It's also a way for potential buyers to start a conversation with lenders so they can better understand the mortgage process.

Once prequalified, you'll usually receive a letter that you can show to an agent or seller as proof you're working with a lender.

What does preapproval mean?
The preapproval process typically comes after prequalification and is much more involved. It's a formal way for lenders to gauge your financial situation and determine how big a mortgage you can afford.

Bank of America explains it like this: "Preapproval is as close as you can get to confirming your creditworthiness without having a purchase contract in place."

To get preapproved, borrowers need to fill out a mortgage application and provide documented proof of their finances like bank statements and paystubs. Lenders will also run a credit check.

Once preapproved, you'll get a letter outlining the maximum loan amount the lender thinks you can take on. It's an offer to loan you that amount but not a firm commitment. Most approvals last a maximum of 90 days, but that varies across lenders, according to Experian.

What are the benefits of preapproval?
Getting preapproved is a way to show sellers you're serious about buying a home — a significant advantage in a competitive housing market.

While it's not mandatory, real estate agents often prefer that buyers have a mortgage preapproval letter before showing them homes.

According to Zillow's 2022 Consumer Housing Trends Report, 85% of sellers said that they prefer to accept an offer from a buyer that is preapproved.

It's also possible to get preapproved with more than one lender. Research from Freddie Mac found homebuyers could have saved up to $1,200 annually by getting four quotes. However, the report notes there is some credit score risk when applying for several mortgages in a short span.

Which one is better for me?
If you're just starting to think about buying a home, then getting prequalified is an easy step to get the ball rolling. You'll get a general sense of how much you may be able to borrow in a quick, hassle-free way.

But if you already know you're ready to buy a home, then you could be better off skipping ahead to preapproval. You don't need a prequalification to get preapproved.

It's important to remember that preapproval letters expire, so make sure you're ready to search for a home and make an offer.
