This morning the sun came up over North Carolina and continued to reveal sadness. Hope is coming but we just don’t know when that will be. A neighbor at our home in Black Mountain texted me this morning. He is the care giver for this wife whom I have never met. He said he spent years building a business that would allow him to retire and in one day it is gone. He reminded me of the times we spoke about real estate and said whoever thought the land would be gone as well. Today he told me he sits in a house listening to helicopters and sirens all day. This is the sound of a war zone. His business was in Swannanoa, a town between Asheville and Black Mountain, todays place to give is HeartswithHands.org they have a perfect score as a charity have lost their warehouse in Swannanoa but are totally operational. PLEASE GIVE WHAT YOU CAN!

In my 66 years on this earth, I am not sure I have ever truly asked for help. Today that is changing I am asking you to GIVE and to SHARE my post. I am attempting to do my homework and identify charities with awesome ratings and low administration costs who are already on the ground doing the work. I will start each day by donating and passing along the name of charities that are making impacts on the ground in Western North Carolina. We have been part of this community for 20 years and the devastation is more than what us Floridians have faced in the past for many reasons. Our home is repairable and am grateful that we are able to give. Last Thursday I had shoulder surgery and as soon as I am released, we will be packing our car and heading to NC the need will not go away anytime soon. These two charities are working together please join me. Please give what you can.

THINKING ABOUT BUYING A HOME or CONDO – THIS IS A MUST READ

Starting August 17th, we have some important changes that you need to know about! 🗓️ From this date onwards, Your Realtor CAN NOT show you any homes unless you have signed an agreement with them.
We know it used to be easy to just pop over and see a property, but now, no Realtor will be able to unlock a door for you without a signed agreement. 🖋️ This is non-negotiable for your Realtor.
Typically, the form you'll sign will be a Buyers Brokers Agreement or a Showing Agreement. Agreements will outline the roles, duties, and responsibilities owed to you by your agent. 🤝 Please understand this isn't something Realtors wanted to do, but it's now required. The good news is that together we can decide the terms of the agreement, so if you're not ready to fully commit, you can request an agreement that expires in a week, or a month or even one that just covers certain areas, all are doable, but an agreement must be signed. 🖋️
A key part of this agreement will detail the Compensation your realtor will receive if you make an offer on your dream home. 💼 This compensation is the buyer's responsibility, but rest assured, your realtor will work hard to have it paid within the deal through either a concession or price adjustment. 💪 Many sellers' will continue to offer incentives to help make their listings competitive in this market, but this is something we will now negotiate within your offer to buy any property.
Please understand this isn't something we want to do. Please be understanding and kind to your realtor who often works evenings and weekends to find you the perfect home when they ask you to sign an agreement before showing you a home. We don't have a choice in this matter, and it won’t be long before it feels totally the norm. 🙏

A few clients have asked about what is happening to real estate commission. I could good into a long explanation that would most likely leave you more confused. With the goal being 'transparency" it's hard to explain how leaving an offer by the seller to compensate the buyer's agents off the MLS adds to "transparency". If you are truly curious about how what is about to change. Please watch this short video, if you are thinking of buying and wish to work with an agent with over 24 years' experience in the market. I will be happy to send you our new required "Hiring Agreement".

Beginning August 17, 2024, offers of cooperative compensation will not be allowed in an MLS listing. Find out how new rules affect offers of compensation and how offers may be communicated, and be prepared for the practice changes.
