Before and afters of this Brooklyn beauty are SUBLIME! 🎉

At first glance, the exterior looks to be mostly in good condition prior to the remodel, but if you look close you’ll see that the side paneling is coming apart, and the yard and deck need a lot of TLC. The interior was in much worse condition.

Proud of what my team pulled off for this one and even prouder to say we were able to make a BIG profit on the flip! 🏠

If it’s location…that’s the first thing you should consider before buying that property to flip.

If it’s the age of major appliances, check those out and consider what you might have to replace and how much that will affect your renovation budget. 💸

If you’re renting out a property, you NEED to know this rule!

The 1% rule states that a rental property's income should be at least 1% of the purchase price. For example, if a rental property is purchased for $200,000, the monthly rental income should be at least $2,000.

Make sure you factor renovations prior to listing into the purchase price! We want to see you making big PROFITS! Not, getting sucked into a renovation trap! 🏚️

👉What is the most important factor to consider when it comes to renovating?

Price is important. BUT, you also don’t want your property to be a sink hole for your renovation budget. The BIGGEST struggle many people run into doing a flip is when their renovation budget just keeps expanding…ultimately eating into your profit!

That’s why it’s important to ensure your home inspection is done properly so that you’re aware of potential problems when you get down to the bones of the property.

Buying a home to renovate? DON’T do these 3 things!

❌ Overspend on the renovation - sounds simple, but you’d be surprised how easy it is to lose sight of a budget!

❌ Ignoring a home inspection - this almost ensures you won’t get out of your budget in the green! A good home inspection will save you $$$ by spotting potential problems that will either make you leave the property on the table, or take off some of the closing cost.

❌ Prioritizing the home over its location. There’s a reason location is KEY to selling! There’s a reason gorgeous homes in BAD locations don’t sell!

Did you know that one of the easiest ways to add value to a property quickly is to upgrade the bathrooms? 🚽

1️⃣ Swap out the flooring - especially if it is tiled! They’ll lend new life to the space!

2️⃣ Replace outdated hardware. This includes sink k***s and light fixtures!

3️⃣ Upgrade the toilet. Getting rid of a toilet that dates your bathroom back decades can change the whole space!
